People always complain when they don't get their way. There is nothing wrong with Villas on the Green or their Staff. They are not perfect, but they are a good community just the same. For everyone complaining of "hidden" charges and high bills received after move out, maybe you should have read your lease which states clearly what is required in cleaning upon move out. Maybe if you had actually taken care of your unit instead of leaving a mess behind for the staff to deal with you wouldn't have received a bill!!! I have been in Apartment Management for 15 years and I have seen a lot of residents come and go. Most of the time little effort if any is put into cleaning the apartment after a move out. More often than not, residents leave unwanted or broken junk behind, they fail to clean the carpets or the unit itself which is REQUIRED by the lease. Most people just assume its not big deal to just pack up and leave with no regard to taking care of the unit. The cost of turnover in the apartment industry is astounding!!! And when Managment assesses charges beyond normal wear and tear back to the resident, all of the sudden the former resident wants to throw fits and sling mud by alledging the staff was awful or their was noise or parking was an issue. Please people - GROW UP!!! Take responsibility for YOUR actions!!! If you had followed the terms of move out as outlined in the TAA Lease and ADDENDUMS you signed when you moved in, you wouldn 't receive a bill after move out. Apartment Management doesn't pull the charge backs out of thin air because its something fun to do!!! No - the charges are assessed to recoup the losses cause by poor tenants who don't uphold their end of the lease agreement. When I signed my lease at the Villas, I not only signed a TAA Lease Agreement, but also several addendums, one of which included detailed expectations on moving out. It is the same in ANY apartment community. Now, does Villas on the Green have great parking - NO, but any idiot can see that when they tour the community!! It is obvious people!!! Is the Staff perfect - NO! They are human - hello!! Don't fault them because they are attractive - they can't change what they were born with. They dress professional and have very good hygene - that is not a bad thing. I have always been treated with the utmost respect by all the Staff at the Villas. Any issues that have arisen they have worked hard to take care of them. And the resident events that they put on take a lot of work and preparation. Is there some noise - heck yes!! Welcome to Commmunity Living!!! Anytime you have a large number of people living in close proximaty there is going to be noise!! Deal with it or buy a house!!! Instead of posting ridiculous comments and griping maybe you should take a long look in the mirror and see where you were actually at fault. If you didn't clean you aparment and follow your lease that is on you, not the staff. Grow up people, really!!! SROlYjGrgm2VnM-SactV

I find it amazing that the apartment manager would write this. I have lived in a number of apartments over my 45 years on this earth. Never before did a lease include aclause that required me to paint my own apartment upon leaving. I know it is in the lease. However, in the time that I have rented (And yes, now I own my own home!) I NEVER was asked to paint my apartment! Additionally, the issues with "repair" of holes created by hanging normal pictures was included in the cost of painting every time I had a PROFESSIONAL paint my residence. To add that as a seperate cost is abnormal. The carpet in these residences makes contractor grade carpeting look luxurious. So, when a professional carpet cleaner is unable to remove normal traffic dirt without needing the carpet to be replaced in almost every unit that VOTG leases, a red flag should go up for the management! Seriously! I take great offense to the "GROW UP" comment. I can assure the current manager of the apartments that I am most assuredly "grown up" and that I have children nearly as old as and more likely more mature or "grown up" than the apartment manager appears!
I have posted information here as a simple WARNING to all who might consider this apartment complex home. Forewarned is forearmed! I don't think that residents should avoid the apartments. However, they should definitely know what kind of people they are dealing with!

This place is pathetic... I love how they say grow up. $1200 in charges for a Marine Officer family that had to move??? First, the unit would have passed any military inspection, so how are they getting away with this? I don't know, but I wish I still had my paperwork then I would sick base legal on them... but it seems that their paperwork has a different date than the date we told them we were moving out? Convienent for them!

Ok, I am the original author of this post. I recently had to move because my job transferred me to Houston. I received an $8,000 bill for breaking my lease!!! So stop whining about your little $800 and $1200 charges!!! I have more reasons to be angry at the villas than anyone. I had horrible neighbors!!! SO WHAT! They have crummy parking!! SO WHAT! I broke my lease and moved out without notice, I also left my apartment full of stuff because I didn't have time to move out properly due to my job transfer. I had two dogs in my apartment that I NEVER paid a deposit for. But unlike many of you, I can be honest about what I did. Sure, there are charges on the bill that I don't agree with and as much as I'd like to piss and moan about it....well...there's no point it won't change anything. They aren't a perfect apartment community, but I wasn't really the perfect resident either. So to ANYONE considering a move in at VOTG, I say use your own judgement. Don't listen to this web site. Visit the community, drive through at night or on the weekend. Stop at the mail box and visit with current residents let them know you are considering moving in. But overall know that regarless of what anyone says or what you read.....you will have your own experience to deal with regardless of what apartment community you choose. If you want perfection, invest in a house. Happy Holidays.

I just recently moved from Villas on the Green. I was charged like crazy for normal wear and tear. First place I have ever been charged. Everyone working there is nice except the manager. She is the rudest person, even on her happy day. If you are looking to pay at least $800 when you leave, no matter if you stay for one lease or 10 years then rent. It is a quiet, small place that is nice. Just understand you will not get help from the manager. She is busy only, with little or no personality. Makes the atmosphere at Villas on the Green very cold.

happyatthevillas761801- your responses are so emotional and illogical that it is almost comical. This site is an evaluation of apt complexes and is a great service to potential renters. Your "so what" attitude to everything that was poor about Villas is not how most people react. Your statement:
"If you want perfection, invest in a house." is also very moronic. I know of no one that has a house that is "perfect." If anything, houses usually cost more money and take up much more time than apt living because you (the owner) are having to fix everything, pay for everything or contract out work to fix anything broken or to make upgrades. You admit to leaving your stuff completely full of stuff and admit to lying about having dogs. Wow. Great job there. I followed ALL of the rules that VOG had and my review was honest and fair. I can't say the same about most of your comments you've made in this thread. You've come off an insulting, calling other's names, you presumptive about people and rude. Now how does that help your cause? |

AHA I think the original review is a member of the pathetic VOG management. May be the manager itself, I wonder if the manager has seen the steps of a College well forget college a school????

I am thinking of renting a town home there but the rate I was quoted almost seems too good to be true....honestly can you tell me about your experience there, with the understanding that no appartment community managment is perfect. Please give an honest and accurate answer. I would sincerely appreciate anything you can tell me. Also, is this a safe community?

To the author of the previous note - you are right in stating that no place is perfect. But when a place has an abysmal 34% approval rating (check the rating for most other complexes) and just a handful of positive reviews (mostly older, I might add) then I would seriously think twice before looking at this place. (Count me among those who question the relationship between the author of the main post and Villas Management).
I will say this - I am a former resident, and if I knew then what I know now, there is no way I would live here. I could have saved quite a bit of money renewing my lease at another complex nearby, and I'd be that much closer to the down payment for the house that I'm still saving for.
