We've lived in this apartment complex for way too many years. We are so glad to finally be getting out of here. I am not even going to expect my deposit back as it seems that this is only accomplished by taking them to small claims court. When we first moved into this complex it was awesome. Residents that let their pets defecate everywhere were fined, reprimanded, etc. Now if you take a step off the sidewalk be prepared to have dog crap on your show. It is absolutely disgusting, especially since there is actually a dog walking area around the property. The noise level has always been bad. It seems the apartments were built too quickly with poor insulation. We can here our neighbors have sex, even pee in their bathroom- nothing like getting to know your neighbor. When Hanover owned the property all of the staff lived on the property and were seen all of the time and the property was actually managed. Now the only time you see the management is when the step outside of the office for a smoke break. The maintenance crew has changed at least a half a dozen times in the last 9 months. Previously, we had the same crew the entire time Hanover owned the property. MBS have had two "Courtesy officers" move in. I have no idea what in the hell they do other than live on the property for free. They don't drive around, they don't respond to emergency calls, they live in the front of the building and never bother to check on the rest of the residents. MBS could kick them out and pay someone $7.00/hour to drive around on a golf cart. This seemed to work when Hanover owned the property. All of our neighbors have moved away after being broken into, disrespected by the office, and just feeling like they needed to get somewhere safer. This place is terrible and it is recommended to go look at other properties in the area as these are unsafe, expensive, and terribly managed.

MBS is NOT a good management company, DO NOT move onto ANY of their properties!!!!!

Got to agree with this article. The Lodge at Baybrook (as owned by the MBS company) is a horrible, filthy, and unsafe place to live. And don't let them get away with keeping your deposit or any other money they owe you. Take them to court and make them pay!!

If you are due a refund (i.e. security deposit or other) and have not received it you can file in small claims court for 3 times your deposit and court fees. I believe the courthouse is on Diana street just off of Bay Area Blvd in the city of Webster. ...It's worth it!
