Beware - they want non-refundible deposit before they will show lease

I tried to rent one of these apartments but could not due to the following!

This company wants you to give them a non-refundable deposit before they will show you the lease. If you don't sign the lease within 3 days you don't get your deposit back. If you back out of the deal after giving them your money you don't get it back. What are they hiding'

They gave me the usual:
"It's just a standard lease"
"It's the same lease used in all of Texas"
"Our computer will not print one out without the deposit"

I've had leases that stated I gave up all my rights under the constitution of the U.S. and the state - that I would replace any air conditioners, water heaters, or other major appliances that went bad - that I would replace carpet and or repaint apartment. You can see where this is going.

Buyer beware - do not agree to sign a lease by putting down your hard earned money before seeing the lease you are agreeing to sign.

Follow up:
Bottom of app says they are members of Houston Apartment Association (HAA) and the Texas Apartment Assocaition (TAA). A visit to the HAA website yields a copy of the TAA sample lease. Para. 43 of the lease states "Before submitting a rental application
or signing a Lease Contract, you may take a copy
of these documents to review and/or consult an attorney."

They aren't following their own lease before they even get my money. What will it be like once they do get it. Also, I would change para. 40 to not allow them to change damages or other charges that might be due after the inspection. The inspection is the only time both parties have to agree as to what is damaged or needs cleaning. For them to change this after the fact is ludicrous. PLEASE CONSULT AN ATTORNEY PRIOR TO SIGNING THIS LEASE OR GIVING THEM ANY MONEY.
