Best Location, Average Prices, Too Noisy

The best thing about Cypress Lake is its location. Everything that you might need is within walking distance, like groceries banking and automotive repair.
The worse thing about Cypress Lake is noise. The buildings are poorly constructed and you can hear your neighbors talking and doing other normal day-to-day things.
Note that part of the Cypress Lake sales pitch is that "only one unit is availabe, but you can't see it". Don't fall for this and demand to see the unit before you lease it. Vacancy seems to be 10% at any given time, and turnover is very high.
The PROS of living at Cypress Lake are:
* Location
Everything that you could need is within walking distance at the plaza. Retail, grocery, many restaurants, automotive, etc.
* Very Pet Friendly
Cypress Lake probably has the best pet policy of any managed apartment property in Frisco. The pet fee is reasonable and many tenants have large dogs. We were charged a flat $300 fee for a cat.
PetSmart and a Banfield Veterinary Clinic are across the street.
* Quick Maintenance
The maintenance staff are fast and discreet. All of my requests have been handled to my satisfaction, and public facilities get fixed or cleaned quickly.
* Feels Safe
A large number of people that work the night shift live at Cypress Lake, so there are usually people around after dark.
The grounds are well lit and it never feels empty.
* Foreigner Friendly
I am not an American, and I didn't have a SSN when I applied for a lease, but Greystar had a system for processing me.
* Some Competent Staffers
Some of the front office staffers are actually competent. You'll need to identify them and try to do all of your business with them.
The CONS of living at Cypress Lake are:
* Noise
The buildings are very poorly constructed. I can hear conversations and other activities that happen in the next apartment.
If noise bothers you, or if you get stuck beside a tenant that plays loud music or video games or has children, then living at Cypress Lake will be agonizing.
We've made several noise complaints. Local management (the "courtesy officer") doesn't handle noise complaints, and their policy is to take it up with the municipal police. The Frisco cops usually dispatch quickly to such complaints, which is nice.
There are two or three motorcycle weenies with noisy bikes that live in the complex and you can always hear them coming or going.
* Open Access
At least one driveway gate is broken at any given time, and it is easy to tailgate into Cypress Lake, and you'll often see people that obviously don't belong.
* Pharmaceutical Entrepreneurship
The local dealership is discreet, but if this kind of activity offends you, then you're eventually going to notice it happening.
* Utility Monopolies
Greystar has kickback contracts for all utilities. CoServ is your only choice for electricity, RoadRunner is your only choice for Internet, and TimeWarner is your only choice for telephone and television.
That said, I am very pleased with RoadRunner because they don't cap or filter torrent or voip traffic, and you get as much bandwidth as you pay for.
* Insulation
The walls and windows at Cypress Lake are not insulated, so you're going to get a large electricity bill if you keep your apartment cool in the summer or warm in the winter.
I am paying $100 more per month for heating and cooling than I was expecting.
* USPS Mail Delivery
The postman makes too many mistakes, so I get important documents delivered to my work address.
