Noisy and not as solid as it appears

Years at this apartment: 2005 - 2005
Here are the issues:
1. Brick facade & exterior makes it appears solid, but there is some settling, as evidenced by warping & binding of porch door.
2. Hallways trap insects & pests.
3. Not a true gated apartment - strangers have wandered beyond the mail lobby.
4. Noise from train, traffic & commerce below can be annoying.
5. Since there is no playground for kids, kids run amuck in hallways.
6. Dusty.
7. Rent increase high on renewal.
