i would really like you to take the time to read this! We are new renters to the apt at silverado and have only lived there for 4 months and already it is a nightmare. where to start the first day we moved in we had to fill out all the paper work for what was wrong in the apt and let me tell you they couldnt have given us enough paper to write it all! just to sum a little bit my sons sliding glass window in his bedroom closet is broken and split right down the middle, spots on the carpet looks like bleach, patio door takes a act of god to open and almost all screens are ripped or missing, plus for the first month the plumbing in the master bathroom didn't work! it is now 4 months latter and just this week after having a unpleasant conversation with the apts and numerous phone calls the manitance workers showed up to fix the problem. And believe it or not it gets worse. my son has the smaller of the two rooms which is on the outside wall where the dryer vent comes out, at night there are awful sounds in the ceiling like clawing and running around and we think a squirrel gets in through the vent and has made it's home! after talking to the apt about it waking up our son every night they dismissed it and acted like it wasn't a big deal and i quote from the manager" well unfortunaly we live in an area with lots of trees and these things just kinda happen we have had lots of complaints about this and theres really nothing we can do" But they did help out they sent a guy a week later to put a glue trap in the dryer vent behind the dryer and what that is going to do besides collect lint and burn the place down i dont know!last but not least read the contract real well the fourth month we were out of town and had to make a choice to pay rent one day late thinking it would cost us the avearge 50 to 75 dollars. it didn't it costed us 254 dollars for being a day late and if you dont believe me call the apt and ask they will confirm that! p.s the parking is the worse of all the apts i have ever lived in, i know it sounds like a angry tenant but please before renting take the time to check the place out! please

first of all we dont work for the apt they work for us that's why we pay the apt 899$ a month and what is the purpose of filling out the paperwork of the problems if they are never fixed witch we did do when we first moved in! parking is a problem and has been a problem for a long time even before you moved in and if you took a look at www.apartmentsratings.com under silverado apts you would see for the last couple of years it has been a problem with no changes, and we shouldn't have to kiss anyones ass for them to do there job! p.s somethings wrong if a apartment scores a 19% rating with current and former tenants!!

Observations & Suggestions: 1. When you first move into an apartment, it is due diligence on your part to fill out their form(or if not provided), make a listing of all of the problems with the apartment PRIOR to moving in. This would have documented for you the: "sons sliding glass window in his bedroom closet is broken and split right down the middle" and "spots on the carpet looks like bleach" and "patio door takes a act of god to open" and "almost all screens are ripped or missing". These items - if documented PRIOR to moving in, would have to be 'fixed prior to your move in' or you would be absolved of thoses damaged items when you moved out. Minor damages you do while renting are your responsibilty to clean up & repair. Not the owners. 2. If the plumbing for the master bathroom was not working, then they are liable and the health department could be notified if not corrected within 72 hours. You have to take the initiative for that yourself after a point. 3. If it was bitter cold weather when hearing the scratching, it may have been rats. The sticky paper works for them, not squirrels. Suggest fox urine to rid of the mice and squirrels in the walls. 4. Costing $254 for a day late. If you want us to believe that, don't challenge a phone call to apartment - write down the details that make the $254. That would make your claim more believable. 5. Parking is poor because the documentation of which vehicles belong vr. don't is JUST NOW being collected by management. Give them time to have vehicles that are "extras" and "broken" are denied access to community. PS - I'm a tenant of 24 months history; happily renewed lease for another 14 months. Suggest you develope a good rapport with manager & staff, get them to know you on a positive side, and you will get more prompt responses from them. Jill & Erica are easy to work with.

I just moved in and read my contract thoroughly again. It states very clearly that being late on rent costs you your monthly concessions. Most banks offer free bill pay and if it were me, I would have chose that option rather than lose my financial concessions on the apartment. Also I was given a form to document all the things wrong with the apartment and turn it back in within 48 hours. Did you do that? Sounds to me like you disregarded what was in writing in your contract. Erica is a joke. Don't send her any requests in writing or in person. When she bothers to show up for work not stranding her co-workers she isn't any use to the office. Go through the management only and always document in writing with a paper trail your requests for action.
