A pretty place & paying more and getting less every year.

Years at this apartment: 2003 - 2008
I lived there four years. Each year less impressive than the last.
The last full year - with the new owners and new name - the least satisfying.
Each edition of staff, increasingly more effective only at delivering lip service.
Every lease, increasing (surprisingly) more - $250 more from when I first moved in until I moved out. From $550 to $800 in just four years! Wow - that's about 45%! More than 12% more every year! Do YOU make %12 more every year' (I hope you do, but not many of us do that well!)
Top it off with the industry-wide 'scam' of rent concessions. They will tell you they are taking as much as $200 off your rent - (based on market value - of course) and that's all fine, except if at the end of your lease you have to rent 'month to month' or fail to complete the terms of your lease - in which case you will have to pay, in arrears, that inflated, artificial 'MARKET PRICE'.
It's all about money, honey. That is all these corporately run junkets are about.
I don't guess The Marquis is particularly awful - as 95% of property management companies are awful - owned by and operated by (pardon the expression) 'scumlords'.
They care only about profit and are loyal only to the Texas Rental Association.
(And there are FAR worse apartment complexes in Frisco and Plano Texas!)
May true honor and decency one day return to businesses such as these.
Best of Luck, Ya'll.
