Run Down Landscaping, Poor trash clean up, Poorly Kept Residential Area

** Poorly Kept Residential Area.
** Below Avg. for the Frisco/West Plano area.

Please read all of below for a true view. Police report available with Frisco Police.

** Prices were increased drastically to be closer to much nicer properties pricing but property has gone down hill AND it was never at the same level as those other priced apartments.
(note: Other properties have GRANITE counters in the kitchens and TILE floors AND often current trend easy care wood living room floors.

** Electric bills are so high they should put in high grade (not cheapy looking) fans automatically. They offer these at renewal as one option. You get a choice of a fan, carpet cleaning or tile. The fans should already be installed in every ceiling connection available.
The bills are about $100. = $150. or more higher than houses in Frisco that are 2-3 times the sq. ft of the mid-size 900 - 1010 sq. ft. apartments.

** The Residential Area is separate from the office/pool area. You go over a bridge to the residential area to a completely different environment. Huge downgrade from the office/pool show area in landscaping and cleanliness. Residential area has not been up kept with landscaping. When shrubs died they were not replaced. Shrubs are stalky from improper prunning and care. No flowers are decorative landscaping in residential area. Substantial dead grass dirt areas. Dirt only in the landscaping zone is common.

** Trash compactor area is ALWAYS open. On weekends people moving out load up the area so that the trash (dump yard effect) is fully showing to all residents and visitors. Trash out on grounds for lenghy times on MWF pick-up days.

** Dog poop from large dogs is abundant. Buildings are close together and many dog walks are between the buildings next to patios. It stinks.

** Uncontrolled dog walking in all grass areas. No place for children to kick a ball or sit and play a game outdoors.

** Pool has been dirty and cloudy all early spring and summer so far. Disgusting and probably unsanitary.

** Non-Residents dominate the pool area. Adults in their late 20's and 30's who do not live at The Vinyards and show up with coolers.

** Equipment in the workout room is extremely old. The weights are the old non-adjustable typical male size. Not adjustable to a avg. size female. The few other treadmill/stepper/ect are one each but are fairly up to date. Not enough of these to make up for the old, old, old weight machines.

** Non-Residents dominate the weight room after office hours. People simply park in the front and walk through the gate.

** Pool table in a room. Broken siding is obvious. No pool ques. The one in the room does not have a tip.

** When the office is open the management has not ask non-residents to leave the computer area/business center, pool table area, outdoor pool grounds, tennis court, TV room or weight room.

** Extreme and uncontrolled issue with under 16 residents and non-residents who are unsupervised. Pool area is a problem, pool table area is a problem, computer area is a problem. All of this goes on while the management and leasing staff is walking down the hall, across the pool deck area and by the windows.
This area is completely connected to the office area.

** 9 year olds to about 13 year olds swim in pool with out adults. Management does not remove them although they are walking by regularly and have windows to the pool. There are no lifeguards.

** Front gate to pool is not secured with any type of lock. Sometimes it's left open completely. A drowning waiting to happen.

** Tennis court is frequently in use by non-residents. Need a key code lock.

** Management does not run-off non-residents who are not guest.
** Management does not limit guest per resident although there is a official ratio.

** No need to live here if you like the facilities. Live any where and then just come on in is the result.

** Front gate and back gate are often not working. Often open.

** 2 major Police issues on property in 2007. 1. Female seriously attacked and raped at sawed off gun point. Gun man broke open sliding glass door. Shot resident and left her to die. 2. One month earlier, gun robbery attempt across the street at Wade Crossing where resident also had a gun and shot the robber in the parking lot. The Robber ran to his girlfriends apartment on the property across from The Vineyards, she would not let him in, the police followed the blood trail, the girlfriend cooperated with the police and called the robber/boyfriend. He was on The Vineyards property bleeding from the gun shot in the tennis court. All well reported on DFW TV news.

** Security on the property did not improve.

** Lighting between the buildings in very dark areas was not added despite resident request and residents moving out.

** Quality of residents has sharply decreased in last 6 or so months. Of the newest residents there are a Substantial number mothers who have lost child custody during their residency due to drugs and leaving kids in apartment alone unattended.
Original previous or long term residents were professional white collar type professions or retired. Under 21 not allowed without an adult resident.

** No areas on residential property for residents to sit and visit. Pool/office sitting area is not close to apartments so residents rarely go there for visiting. Also, frequent adult heavy beer drinking in progress makes it even less desirable to go to.

** Appliances are avg for some of Dallas but below average for Frisco.

** Electric bills are extremely bad regardless of the 80 degrees thermostat setting.

** Absolutely not GREEN or Energy Efficent.

** Outdated very small common refrigerators.

** Last year pool brick like tile was falling off along all areas around the actual pool. This remained this way all of 2007. The tile was not corrected until late Spring 2008. A whole year with completely removed contrete view areas from missing tiles. Tacky. Dangerous to kids.

** Non-residents come after office hours to cook on the grills at the pool area with no resident connection at all. Hang out.

** The office area is completely separate from the residential area. The office is on Wade it's well kept and well landscaped & relandscaped often. The office facilities are huge for the employees but extremely minimal for the residents. The "Business Center" is not a business center at all. 1 computer which is regularly not connected/working with the internet. The computer cannot print to a printer as it's not hooked up. There is now a copy machine. Originally there were 3 computers. As they stopped working they were removed and not replaced.

Maintenace is very good, quick and prompt. They are limited by the ownership company provided extremely frugel budget to my understanding.

Property has ability to improve with Ownership company allocation of cash to improvements.

Property has become run down since Michaelson Realty out of St. Louis took over.

Houses in Frisco are currently very affordable for buying or renting. A 1800 - 2000 sq. ft. house cost less than a large apartment at The Vineyards or at any of the West Plano/Frisco apartments. Much nicer houses will be on all sides of this size of house and Frisco neighborhoods/schools are highly desirable.

I lived here from January 2004 until January 2006. I have returned this year in May because I like the apartments so much. I believe that the above review may be fake, possibly written by a competitor property. The Vineyards is not Trump Tower but its the best apartment you can find anywhere in Frisco and Plano. I have leased a LOT of apartments all over the metroplex and am VERY picky about quality and like the Vineyards because there are real wood cabinets, nice and unique looking tiled kitchen/bath floors, nice lighting fixtures, and brushed nickel faucets in kitchen and bath. This review degrades the Vineyards for not having "granite" and "stainless steel". Those things DO NOT EXIST in Frisco! I have lived at Silverado on Stonebrook Parkway and there homes are a lot like Vineyards minus the nice faucets and well shaped floor plans. No granite or stainless. On my own apartment quests in the past I have toured EVERY apartment in Frisco and none have granite or stainless. This review also says the Vineyards have small refirgerators - I used to live in a one bedroom with the standard/large refrigerator size (with built-in icemaker) that is sold in Home Depot and Lowes and is nationally known to be the standard/large refrigerator. I now live in a three bedroom and have a large double-wide refrigerator. I am a highly critical person and I can't see all of the complaints this review talks about. And the review made some remark about single mothers getting kids taken away? That is laughable, I don't know of anything like that and furthermore I don't set out to meet people like that either. This review wants a 100% "white collar" crowd - something you are only going to get in Highland Park. Frisco/Plano are suburbs filled with average middle-class people. I lived on Turtle Creek several years ago on the twelth floor of a highrise and had more problems there than I can even remember. Some residents had wild parties and pulled the fire alarms (no real fire) and the entire building had to evacuate - this happened about 15 times while I lived there and I learned to not get out of bed when the fire alarms sounded. And on Turtle Creek there was NEVER any parking in the huge cement parking deck. And one time someone stabbed holes in the property manager's car with a tool and smashed her windshield. Also at the the Turtle Creek highrise, rich old daddies came in and out constantly with young call-girls. I notice trashy things and I haven't noticed them at the Vineyards. I think that if they were going on I would see them. Frisco is safe and the Vineyards is safe - I have accidentally left my wallet on my carseat and it was still there in the morning. I have also fallen asleep with my keys stuck in my front door.

The management cannot physically remove someone from the pool area. They can ask them to leave but if the little brat doesn't go there is nothing they can do if they can't contact the parents.
