Moving to Galveston several years ago, I realized I'd have to settle for an apartment a few notches down in quality. However, it was only after moving into The Dawn that I realized how MUCH lower in quality I would be settling for.

The Dawn looks okay on the outside. But if you look at it a little more closely you'll see all kinds of flaws in workmanship. The stairs tilt! That "wood" you see on the windowsills and floorboards' It's cardboard! The second the stuff gets wet it expands and falls apart! It becomes flaky and looks like sand. Water gets into every single one of my windows because of that! Every single one. I gave up counting the number of residents with leaky roofs. But the real problem is if you have a leaky roof, they don't fix it correctly! They just slap on paint on the inside and don't fix the shingles on the outside! So the next time it rains hard, guess what' And my neighbor (who has had her ceiling repaired 4 times now) had paint all over her furniture because of the crappy and careless job the painter did. And if you look closely, you'll see they didn't even use the right amount of shingles when the place was first built. (This was mentioned to me by my friend's husband who is a roofer.) After every little storm there's at least a few shingles laying around. What's up with that'

Those lovely Maytag washers they provide you with' They overflow and don't stop filling where they're supposed to. I have cleaned up a soppy floor more than once. And if you tell maintenance about it it's like "So just shut off the water!" So it means I can't do laundry if I'm not home. I know of 2 other residents with the same problem.

Most of the the vents in my unit (and in my neighbors) are covered in rust, etc. Hmmm...what causes this'

The gates' Broken as I write this review. Sometimes they work, sometimes they don't.

As for bugs, there's no roaches that I've ever seen; however, there is a big problem with silverfish. Even after pest control drops by.

The grounds are not kept up like they used to be. Overgrown bushes, etc cover parts of the sidewalk in places. When I first moved in I frequently saw groundskeepers, but I seldom see them anymore. And the sprinklers don't work right and come on at times they're not supposed to.

My neighbor called down recently about a loose carport roof, but it's still not fixed. For the sake of anyone's car under there, I hope it doesn't completely tear loose.

The management' Easily, by far, the worst I've ever encountered. Mr. Barnwell (the owner) apparently doesn't care about this place anymore. I think if the Dawn was run by a management company and owned by a large company (as opposed to a private owner) things might be better, I don't know. But if you want anything fixed here in a reasonable amount of time, forget it. And forget having it fixed correctly the first time too. They just don't care here. THEY DON'T CARE AT ALL. You call down to the office and they tell you they'll call you back and they don't. It's so frustrating!

So, what's good about the place' I guess if you like living on the seawall that's a positive. They have garages here if you're willing to pay extra for one. The covered parking costs extra too. There's a nice pool (no hot tub), although I no longer use it because I wonder if it's being properly maintained.

But all in all, for the price this place is one major dud.
