Yes, in the coastal area there is a lot of moisture BUT guess what so are there hurricanes as in 2005. That is why it is a given that after a summer filled with hurricanes and one (Rita) that caught the Island as well as other parts of the coast you DO NOT charge someone for re-carpeting their apartment. It is a given that it has to be done. No amount of steam cleaning is going to help a damaged carpet...it is just a quick and temporary fix because of not only the rain but the salt! Hello ! As far as cockroches you guys promise and even have a schedule book in the office to have your apartment sprayed BUT no one shows up and your stuff becomes infestated. It is an out-of-pocket expense to the tenant especially when told by the staff to go purchase roach hotels, ultrasonic systems, etc. I don't think anyone would sign a lease if it stated you are responsible for all bugs on the property! It is an interesting place to live BUT don't plan on moving out (no matter what rules/regulations you follow you will get a bill or an umfavorable reference such as you left owing them money even if you fulfilled your lease). Manager will blame the residents on any issue when she does not follow through and make time for her rsidents concerns.
