Well, when we first started looking to rent here, the staff was really friendly. But after we signed paperwork they were rude. Always have to wait for someone to help you and they dont give you receipts of proof of payments. Seems like they really didnt want to take the time to help. Maintenance is nice and somewhat affective. We started just fixing the stuff ourselves. We have nice neighbors though. There are holes in the floor. And the sinks and floors are slanted. The water from the faucet is white. and you can watch all the dirt settle to the bottom of the cup. DONT DRINK THE WATER, its like mexico water. haha. The vaulted ceilings are a nice touch. The walls are thin. but if your really really quiet, noone will hear you. There were lots of ants at first but they sprayed a few days later and we have not seen any in the apt. But there are still huge ant piles outside. Make sure you get new appliances and tile before you move in becuase the ones they have suck. The windows are not great, you can hear everything. They are not insulated or double paned. They finally painted the firelanes and the white lines for parking. They have bad outside lighting and little kids run from the cars all the time. They do have 3 Patrol Officers that are sometimes on duty. and they will give you tickets. At night, at least it is quiet. I wish they would upgrade the closets. our pathway always floods becuase of the sprinklers. Therefore, creating lots and lots of mud for everyone to walk through. But at least you can go jump in one of the five swimming pools they have to rinse off. lol. They have a small doggie park that is nice. The gym is not well equiped but for $20 a yr its not that bad. They only have covered parking in some areas. The tennis court lights do not ever work. Depending on what floor plan you get, your probably not going to have any room/ Cabinet space in your kitchen. But when your sweating over the stove cooking a hot meal feel free to turn on the a/c because it works awesome. its about $80 a month, but dont forget about the startup fee, which is $200. The water bill does come 2 months late. I'm not sure why they bill that way but they do. Make sure you write down everything that you see is wrong with the apartment on the sheet they give you when you first move in. or else they will charge you for everything they find. Make sure you pay with money order ONLY. Do not give them a check because they take forever to put it in the bank.
Overall i would say that these apartments could use alot of help. But they are working on upgrading the apartments. And if the resident service staff was nicer it would make the place better. If you are not hard to please this is a great starter place for you. But i would not recommend staying longer than a year.

I would like to take the opportunity to respond to your review of our community. First, I appreciate you taking the time to rate our community. It is not the best review but we always accept room for improvement. Since you did post anonymously I don't know how to correct your problems. We pride ourselves in excellent customer service and go out of way to help each future and current resident to the best of our ability. I will explain each item in the same order as you did.
1. Our service staff is exceptional if you have a problem in your apartment that requires attention you just need to notify the office by calling 972-530-6808 or you can go online to www.towncentreapts.com or you can email us at towncentre@advenir.net. All of these methods are accepted for resident communication. We get 99% of service requests completed the same day.
2. The water in your apartment should not be specific to our community. We get our water from the resevoir lakes just like everyone else. It is quite unusual to have "dirt" in your water please let us know and we will definitely see what is going on. I find this unacceptable as well and would not want you to endure this situation. We will do what ever we can to resolve this matter quite efficiently.
3. Ants outside of your apartment. We offer pest control on a weekley basis. It looks like you have had your apartment sprayed, but we obviously need to go back by your apartment to treat the outside. They treat the exterior every month, but we can expedite this if you call us at once...they will be here today as a matter of fact.
4. Apartment ammenities are different. We offer upgraded apartments and non-upgraded. It is the future residents choice to choose which style and price they can afford to move-in. We even offer an upgraded appliance package for $40/mo where we will order you new appliances if we know ahead of time....they can be installed before your move-in date.
5. The community's exterior lighting is acceptable per the City of Garland. We do weekley property inspections to make sure all lights are working. However, if we miss one let us know immediately and it will be fixed the same day. The tennis court lights are on a timer like a spa you must turn the knob by the entrance gate and they will turn on. They do not stay on all the time so that we run the community with energy efficiency.
6. Sprinklers are also on timers if you are having an over watering issue please let me know. I will let our landscaping company know immediately to adjust that section. I agree that we should not be making the sidewalks muddy.
7. Your move-in inventory is especially important for any renter. This is a common practice for all landlords so that any permanent damage is documented and we do not hold you accountable to correct if required. We charge according to your move-out form which goes over primarily cleaning of your apartment when you move out. When and if you move from your apartment we do expect that your apartment be clean and undamaged and we do not hold you accountable for any normal wear and tear.
8. Depositing money is daily. I don't see why your personal checks would take so long to clear your bank unless it was a holiday or normal banking procedures. We never hold funds unless we are waiting for an application to be approved before depositing security deposits and administrative fees, however these are money orders anyway not personal checks.
I don't consider our community a starter living experience. We have many long term residents that have been here almost 20 years. We do our best to make your apartment your home. I would love the opportunity to correct your grievences, that is my job at the Property Manager. I guarantee you that I will do what ever is in my power to make your living experience the most enjoyable.

thanks for reading our review and responding, this shows that you care. this review was not supp. to condem your work that you do or else we would have not included some of the better things about the apt complex. however you still gave no response to why you do not give receipts even though it is not required by law it is the best thing to do, not only for your company but for the renters as well. For example, if you have a break-in and someone steals the checks or money from the office and you did not give any receipts you could go back and tell that renters they did not pay and they wouldnt have any proof that they did pay you. If this was to happen to a renter they could report you to HUD and they may think you are not reporting all of your total income. When you give receipts it makes an honest person/ buisness out of both and eliminates future conflicts. Not that i have done this, i was just giving an example lol. btw we still love the nice cool pools that are shaded by the trees especially in this weather. I hope your not just focused on helping only us but the whole community, thats why we choose to stay anonymous.
