Just OK ....update: HORRIBLE

I have lived here for several months now, and all I can say is that the place is OK. The units are huge, which is nice. They have spend alot of money updating the units, also good, however they have done it as cheeply as possible. Cheep horrible paint, cheepest and least energy eficient water heater possible, and the dish washer shot water all over the kitchen when I first moved in. The staff is excelent and very helpful. The pool is great, would help if the lights worked at night though. fairly safe community, though it would help if they would ever close the front gate (its been open for 3 weeks now). The complex is kept up very nice and is always clean. Parking is OK, sometimes its hard to find a spot, but mostly not an issue. The biggest problem however is the internet. True they dont actually provide the internet which is absolutly HORRIBLE, but they do have the apts wired in such a way that you only have one option. You are forced to use a internet provider that beyond sub par, and your only option is DSL, no cable option available. The people at riverhill need to realize that it is 2007 and this type of conectivity is unacceptable. If you are spending money on upgrades you should upgrade your internet options. I will not be living here next year for that reason alone.

I now have more to add to this review as my lease is almost up. The problems I have written before have done nothing to get any better. In fact many things have gotten worse. The Staff here is comprised of the most incompetant uncaring people I have ever incountered in an apt complex, and that says something. I pay my rent every month on time and in full. I have recieved notices on more than one occasion that I have either not paid my full amount or not paid at all. The new managment has a way of losing things, see other reviews. I came home one night to find a notice on my door saying I hadnt paid rent. And as I looked up I notice that EVERY door in my building has the same notice on it. Just FYI BY LAW an apt community is required to post such notices on the inside of your door for privacy. I went to the office with a copy of my check and a copy from the bank with Riverhills stamp on it after they cashed it. The lady simply states "oh im sorry I must have misplaced it, I think I gave credit for your check to your neighbors apt". I have to wonder is that why they recieved a notice for non payment as well' Or is this there underhanded way to get every resident to come in and sort paper work out that they have lost (I had to fill out a new pet addendum because mine was "lost").
Now on to the maitenance issues. The apt is the worst insulated thing in the world. I stand next to a window and feel like I am in a wind tunnel. The water heater is as ineffecient as they come, but Ive never seen any better in any apt. The previous review mentioning water leaks everywhere was correct. They one by my building recently turned into a guieser. THREE days later the office finally noticed and decided maybe they should fix it or something. I was assured that no ituruption to my water would happen. Low and behold I was without water for a day and for the next couple days my water was BROWN. Now I am wondering if my water bill will be cheaper and if ive been paying for a leak this whole time. (the water is NOT submetered here you pay by the usage of your entire building divided up per apt).
As for safety there is less and less. The "saftey" flood lamps had been out for about 6 months, and only after mulitple requests to have them fixed and finally threatening to turn them into the city for code violations did they atcually fix them. My car was broken into and the radio stolen during this time. Didnt help they gate was ALWAYS open either. I have seen 4 of my neighbors cars broken into as well. My wifes car was hit while parked in the lot. Had to get a new bumper and rear door.
We filled out a resident survey to which they were supposed to go over with they apt owners and call us back with any concerns we might have had. That was two months ago and I comlained about everything you see here. I have gotten no response. That should tell you what kind of place this is. THEY DONT CARE.

First of all, thank you for taking your precious time to voice some of your concerns about your home. I can assure you that the upgrade is not being conducted cheaply. If you have an issue with your water heater or dishwasher, please contact maintenance, as we have not upgraded these items. You are 100% on the internet situation. I want to let everyone know that we are aware of the issue and we are diligently working on getting all the apartments rewired for better connectivity. We are looking into an upgrade that will not only bring the internet speed up to 2009 levels but raise the capabilities of the system to handle future progessions in streaming video and audio. Please bear with us on the internet issue. We are taking the time to research the best and fastest internet connection to our cherished residents and we want to make the right decision. If you have any further input, please use this forum or speak with the office manager. If there is anything we could do to avoid losing you as a valued resident, please let us know. We understand that a fast internet connection is very important and we are working our butts off to bring that to you as soon as we can.

The gate was always closed and the pool lights were always on when Equity owned this apartment. And.. as you can see.. Greystar has been reduced to policing these review websites because they are completely pathetic and try to justify all their actions while keeping as many residents as possible in their shoddy hovels. When you see the office staff taking time out of their day to come police these sites and make PR moves, rather than improving their resident's quality of life, what more do you really need to know? Pathetic.

I've lived here for the past year and can really say it's been a nice experience. Just like in any other situation, if you handle your business and be responsible, you usually get a nice and favorable response. Here are the positives: 1. All maintenance requests were handled very fast. I mean, ran an errand and came back and it was done! Yeah, that's service! 2. Awesome views from most apartments 3. Grounds kept really nice 4. Neighbors are awesome, most keep to themselves, but for the most part, everyone is really nice and friendly and will speak to you in the parking lot. I even had one guy help with my groceries. 5. The pool is nice in the summer and well managed; except when the drunk kids put dishwashing detergent in the jacuzzi. 6. The fitness center is really nice but need to update some of the weights.
Now for the negatives: 1. The water bill is really expensive ($35 monthly) compared to other complexes. Maybe this has sommething to do with the constant water puddles and leakage around the complex (front gate and mailbox.) 2. Security gates often don't work. They charge you $20 for a remote then keep the gates open for whatever reason. 3. They try to nickel and dime you for everything like trying to inlude a $10 month pest control fee on every resident! WHAT!!!! How much does a can of raid cost? That's an additional $120 a year. Whatever!!!!
Overall, Riverhill is a really nice place to live if you're willing to pay the price for the upgrades and location and the units are laid out nicely. I'm moving because I'm just not willing to pay the increased renewal rate.
