We moved here from out of state in the spring and it has been a hassle since day one. We had to rent site unseen, but my husband's friend did come and check it out for us. They told us there wasn't a two bedroom downstairs. We get here and guess what' The apartment DIRECTLY below us is empty! It has sat empty since we got here in April (it is now October). Someone just moved in this past week. NONE of the office staff know what is going on. When I told the one what the other one had said (which was wrong information) she said, "Oh, she's new but you still have to pay the extra money." That is how our experience here started. There were things broken when we moved in. The ceiling fan for one was hanging by ONE wire. It took 3 work orders, 4 phone calls, and six months for anything to be fixed. Our answer to why it was taking so long, "We only have one guy doing repairs right now." I wonder if that would work with my rent, "Oh, only one of us working right now." I highly doubt it. We pay a five dollar monthly pet fee, and we had to pay a 300 dollar pet deposit. What this monthly fee is for is beyond me. The trash bin that is right by the parking lot is rank. It is so bad you could vomit walking by it. I guess they went to show the apartment downstairs and there was a HUGE water leak (more like a waterfall with all the rain we've had which= MOLD). This is by far the most expensive and piss-poor run place I have ever lived in. Next door looks nice though (Woodlake). We will be moving when our lease is up. I have seen a lot of people moving out since this summer. I don't blame them.We LOVE Grapevine thought it is a great place to live. Will be looking for a house here!

I've taken the time to comment on the majority of the property reviews that I have come across in the Dallas area, and considering I have posted on The Oaks before, I will not hesitate to shed some light on this. We'll start with your request for a downstairs unit. I am not aware of the reason for this apartment not being leased to you (and frankly, neither are you), but I do have a couple of ideas. Whenever an apartment is damaged and requires considerable repair, has a pest infestation, or a multitude of other things, that unit is listed as a down unit...which means it can NOT be leased. I would take the time to ask your management team as to the problem before jumping to conclusions. As far as maintenance goes, what makes you think your requests take priority over other residents? When there is only one technician on the entire property I would expect him to take care of emergencies first, and then assess the severity of each case thereafter. I imagine it would take a little while; you have to remember that you are not the only resident there. Now for the pet fees. These work as additional income to properties that allows them to meet their budget which, in turn, allows them to continue renovating, repairing, and running the property. The additional income helps greatly when it comes to these matters. I'm sure you also understand that the deposit is for possible pet damages, as well. Lastly, leaks do not always result in mold. Plain and simple. In the case of leaks, contractors are usually called to treat everything to prevent such things...and considering the liability issues and concerns, I would not expect this property to be any different.
