We've lived in The Oaks for 4 years and when Lynd owned it it was great! This past fall they upped our rent $120.00...when I complained I was told that if we didn't want to pay it, someone else would. The maintenance has been horrible and the office staff apparently doesn't communicate and I don't think they have a whole brain between the lot of them! And YES the rat problem is awful and they don't want to do anything about it, but put peanut butter on a trap! This place has become a rat infested hellhole since Lynd bought it. We'll be moving when our lease is up.

I am familiar with both Archstone and Lynd companies, so I thought I would throw this out there... I find it funny that you would complain about the office staff and maintenance team considering that the office staff (which consists of two people) is the same staff that ran it with Archstone as well as the maintenance. As for problems with any kind of pests (including rats, roaches, ants, et cetera...), you have only either yourself or your neighbors to thank for that one. These pests are nigh impossible to get rid of once they have infested an apartment building. Aside from poisons and regular traps, what would you suggest they do to get rid of the problem? The management staff does not have the right to tell their residents to clean up their act in their apartments unless it is a hazard, or it directly affects other residents. Unfortunately pests don't warrant this. Lastly, about the rent, rent increases as the market dictates. It will happen everywhere you go. They will increase your rent until you are at market standards. For example, when you lease a new apartment you will start off at the current market rent. Which should be somewhere close to what they raised it (so long as you stay in the same area). I am not suggesting you stay at that property, but I do suggest that you take a step back and think about this. Good luck with your future renting.

I am appauld at this comment...rats - call the Health Department as it is NOT your problem or your neighbors problem but the property management people to get rid of the pests!!!!!!!!!!!!! The Health Department could close these people down with rat infested property!!! I am looking for an apartment in Grapevine, I will be working for the City of Grapevine. I certainly will check in with the people there about the rat problem being the tennants problem!!!
