I moved to Fairway in July 2008 and have been very pleased with the community, management, and maintenance staff. I have seen for myself that the manager is strict and I'm really glad!!! It makes for a better community for all, especially considering that I moved here from a complex that had nice, but unfortunately, very unorganized management and maintence teams. I did a great deal of research on other communities in the area before selecting Fairway on the Park, and I believe that for the money it is a decent community to live in. I plan to live here until I buy a house.
Pro's-
Grounds are above average with many beautiful trees, shrubs, and expansive green lawns. Absolutely beautiful in the summer! I am really amazed that the rating for grounds for this community is so low.
Maintenance is very professional, responsive, and organized.
Ample sidewalks around the buildings
Dumpsters are emptied regularly - nice aesthetic wood walls around them
Water/Garbage/Sewer is MUCH, MUCH less than my last apartment complex (average is about $30-$35 per month. Where I lived previously the same services ran about $60 to $70 per month and they had no washer/dryer hook ups, and no door to door trash service, which we do have at most apartments at Fairway.
Door to door trash pick up Sun-Thur (cost is only $4 or $5 per month!)
Most units have washer/dryer connections
No monthly pet rent
Organized community crime watch group
Helpful and informative monthly newsletter
Frequent community events (i.e. Halloween Party, etc.)
My neighbors are friendly, people walk around the complex and enjoy the beautiful grounds
Parking permits - strictly enforced
Lots of trees near parking spots - makes nice shade for vehicles in the summer
Great location - close to ample shopping, grocery, and, my personal favorite: the fabulous vietnamese restaurants about 4 miles away on Belknap Street. If your a sushi lover, Mochi Kitchen, just 1/4 mile up Denton Hwy has a sushi roll half price happy hour every day from 5-7!
Con's-
Lighting at night could be better in the parking lot and around the building where I live - however, all buildings have lighting which is MUCH better than where I lived before.
Noise from Denton Hwy traffic (only if you live in the buildings next to it and I've gotten used to it)
There are strict rules about where pets are to be taken for their needs, however it does not seem to be enforced (waste may be being picked up, however, if it is I am unaware of it)
Pet waste stations would be nice and would also help to keep waste picked up in the community
In all fairness, a note about Warren Inn - I've read several of the comments about the "crack heads" etc., at Warren Inn. My ex-husband lived there for two years after we separated and he never had a problem. When I went there on several occasions to see him, the grounds were very clean. His neighbors were all hard working people. Referring to the people that live there as "crack heads" is not fair, and certainly not true. In fact, it is my understanding that Warren Inn generally has a waiting list!
In the spring I will update this review with pictures of the grounds.

There *are* crackheads at the Warren Inn. Every one of the five times I called the cops and chased off idiots breaking into cars in our complex, they always came from Warren Inn. They sneak across through the tree line and bust into cars in the parking lot right next to it.
