The apartments at 1401 Kipling St.

are ALMOST worth the price.

Rent is fairly affordable, and the neighborhood is the BEST in Houston.



The actual structure itself, however, is very old.

It obviously has foundation problems - my apartment is riddled with cracks.

Each apartment has an air conditioning window unit, rather than central air.

I have had multiple problems with my a/c window unit.

I discovered after I moved in that I did not have a heater (though, I did not actually need one this last winter).

My garbage disposal does not work, nor does the heater in my bathroom.

We went more than a week this year without hot water (the entire apartment complex).

ALL THAT SAID: I am still considering staying in my apartment when the lease is up.

If I stay, it is because the rent for my one bedroom is a little over $600, factoring in water, and I absolutely adore the neighborhood.

The people who live in the complex are great - lots of students and librarians (for some reason).

And I've never had a problem accessing the washer/dryer when I've needed it.

The plants around the complex are beautiful, and many of the residents work to maintain them.

Overall - I'd recommend living here if you value neighborhood over luxury, price over perfection, and people over amenities.

I lived here for years and the landlord and maintenance have fallen to nothing more than the likes of slumlords. refusing to fix anything and do noting more than spray paint over black mold or bandage issues. Just look around the place and take notice to the stairs and blocks of wood to replace unsafe steps and ask any old resident to show you their ceiling riddled with leaks from an owner who refuses to replace a much needed roof. ---- hole! seriously. ---- R&H management and their slumlord H.A. Lang Jr. :|
