Good, Bad and Ugly

The good: cheap, if you can work a good deal. Location: its in the Bev. Hills of Houston....if anything, our apartments are the "ghetto" around here, and I mean we live in apartments with nice landscaping, but we are next to CEO's in mansions. Kids: you get to send your child to the best public schools in town, because our rich neighbors pay for nice schools.
Also has easy access to I-10. Maintenenece staff, if you treat them like people, are awesome and respnsive. Leasing staff has improved, but only a little.
Bad: This place is old...AC sucks and there is wear and tear...but again, it's old. The I-10 expansion in encroaching closer to some buildings making them much worse off. Since the construction tore down the businesses hiding the apartment from I-10, there has been an influx of rude tenents who want to live it up...the good is that they have a high turnover. Bugs are a problem, so be prepared to battle with them, but you can keep it under control.
Ugly: Some tenents are plainly violating their lease and never get busted. In particular, one new tenent has two large dogs and god knows how many cats. The dogs lunge at the windows whenever they see people in the commons and may break the windows eventually...bad for dogs and any poor child or other animal that they get to if this happens. Also, that particular resident openly smoke pot on her balcony. Some residents, me included, are complaining to the office and corporate...but I don't think cops should be called for smoking pot. But, if you do, be discreet and don't let the community see it happen. Think of the kids please.
Security was ok until this year. Car breakins skyrocketed, and two muggings took place....never heard of that in the past. That said, some of the guards are polite and professional, but watch your back.
Parking...thought they got this under control with a map that showed each apartment and the space assigned to it....but its become an issue again. How hard can it be'
The new crime wave, I think, stems from new residents that look to abuse the community rather than add to it. They suck, we complain, yet the problem persists. Also, we have community billing for electric and water, so no one has an incentive to cut back on use because if no one else does, then you still have to pick up the slack.
Good: Nashira in the leasing office is a stand out and should be manager...she really cares about each problem brought to her attention. Bad: the manager, who we have learned, knows and likes the problem tenent discussed above...complaints bounce off her. We have taken the issue to corporate for help and may take legal action. Bottom line, management can't pick and choose whose lease terms they will enforce...equal treatment for all should be the goal, and it does not happen in some cases.
So there are pros and cons...weigh them. But I saw an earlier post that said many complaints in some reviews are false...that's not true. The complaints, like the compliments are accurate for the most part.

like the compliments ..i agree...i will stress unless you enjoy crackheads next door to you causing strife and a masterbating security guard within your apartment...dont live there period.
