Honestly, we *get* that we live in a building that was built in the sixties. Things are going to need a bit more TLC than a complex built in the last ten years. Knowing that, and knowing that the maintenance manager must be under a terrible lot of strain due to the sheer size of the community, we're relatively more patient than we're inclined to be (given that there's a baby in the apartment, and given that one of us literally cannot sleep until the temp dips to *at least* 73 degrees).



A short rundown of recent issues:



Repeatedly blown AC compressors. Because they've got everyone sharing units (instead of one per apartment), they frequently overload - they simply can't keep up with the demand of this particularly hot Houston summer.



Shoddy repair jobs. Rather than deal with the source of whatever it is that's causing, say, that stain on your ceiling, they'll paint over said stain and hope for the best (until you move out, that is, and someone less acquainted with the history of said issue moves in). Rather than replace old layers of, for instance, linoleum tile or tub resurfacing, they'll LAYER OVER, which causes even more issues - flaking paint in the tub (which is tolerable if you don't have children), and God help you if your refrigerator loses power and floods out into those several layers of glued linoleum tile - massive stench. We actually had to rip the linoleum out ourselves and live with no kitchen floor for five months before it was replaced - they spent almost two weeks trying to blame the massive fridge-water/heat induced stench on us, up to, and including, coming out for an inspection, and asking if "we were SURE we'd cleaned out our fridge"!



Poor response to maintenance issues. Everyone in the office is nice enough - especially Liz and David. They will absolutely take your maintenance request with a smile - but I GUARANTEE YOU that said request will go unsubmitted, lost, misplaced, or simply forgotten (by their own admission - I'm not making that up!). I've often been forced to resort to presenting physical evidence of intolerable deterioration - say, marching into the office and waving an unbearably stenchy linoleum tile under the reps' noses, or pictures of rotten drywall, mold, leak-induced ceiling stains, and paint chips - before any attempt at a repair is initiated. Again, I'm not the "up in your face" type - I have a toddler, and, while I'll gladly try to sleep at 85 degrees indoors during the summer, I will do all I can to try to prevent my son from having to endure the same (especially as, when he doesn't sleep, NONE of us sleep).



Like I said, we love the place. Great price for the square footage and location - great location - awesome neighbors, relatively safe. I find it laughable that the apathy and incompetence of the - admittedly, very pleasant - office staff is actually driving us to look elsewhere, and at a greater per-month cost.

You and I have shared many of the same concerns. I repeatedly reported the air problems in my building for over a month. Rose kept telling me that I was the only one complaining and that there was nothing wrong with the chiller. I finally went over her head to the manager and got some results. It shouldn't be that way, though. Maybe if we all wrote letters to the corporate office they would clean house? What you do say? I'll write one if you will.

Rose is full of crap. Absolutely full of it. I actually overheard her directing Clint (I had called to check on the status of the AC, and she was talking over her shoulder) to misinform me about the status of the repair - first it "hadn't broken at all, she wasn't aware of any issues," then "it had been broken, but it was fixed earlier this day," and then "well, we're PRETTY sure it has been fixed, but just in case, if you have to call after-hours, ask for Shannon (Rose was the manager on duty that week; she was just trying to avoid our after-hours complaints).
