Don't believe the hype... It's a nice place to live!!!

I have lived here for 6 months and here is my review. It is honest.

You can not beat the location. You are close to everything: the major freeways (US 59, 610 and Beltway 8) close to multiple grocery stores,
shopping, the movies is right across the street, the galleria, the nice restaurants and you get all the perks of being close to the Galleria without the price.

The apartments themselves are beautiful. The landscaping is gorgeous, the facilities are clean and the apartments themselves are brand new and beautiful! Cost efficient appliances, washer/dryer in each apt, black on black appliances, garden tubs, crown molding, etc. I get so many compliment form friends and family that come and visit.

I do not have a roach/rat/bug problem. I have seen a few sugar ants (because I threw a candy bar in my trash can next to my desk oops!). If there is a problem, the management has the complex sprayed.

It s relatively safe too. My car has not been broken into and I have a nice car and park in the open where most people park. You are only as safe as you make yourself. Don t leave valuables, invest in a Club, and LOCK YOUR DOORS! Duh. There are also private garages and covered parking for a fee. You can also get a security system installed for your apartment if you are that worried.

Everyone complains about the trash disposal system. It overflows because people DO NOT USE THE TRASH COMPACTOR! It is not rocket science. They are lazy and just throw the trash on the ground. The way the trash is set up contributes to the cleanliness of the community because trash is disposed in only one location (which is by the gate, away from people's apartments) compared to just putting it outside your door to be picked up later which could attract rodents, bad smells etc.

If the apartments are so ghetto and unsafe, how come most of the leasing office staff also reside on the property'

The staff has been really nice so far. The one lady that works there is the least friendly of the three but the guys are so nice and they always say hi to me and my fianc when they see us at the mail, the gym, etc. They are both really nice. The lady is nice too but by the end of the day she is a little tired and cranky (understandably so).

The only problem I have is the gate being broken all the time. This is because idiots keep running in to it every single week! Come on, how impatient can you be! What makes me laugh is that they break then gate and then complain about safety. Uh, hello'! Don t break the gate. Just wait your turn. I have witnessed with my own eyes someone trying to squeeze in behind someone and they didn t make it and the gate dented their car! What a dumb ass.

I know some people have a problem with parking. Because you are not assigned a space, it can fill up quickly. But there is always a space. Some people are just too lazy to walk to there apartment a few feet. I do wish the management would have at least one assigned spot or some sort of passes designating tenents from visitors.

The apartments next door are ghetto and trashy. I hope some developer buys them and tears them down. But then that would put the Wal-Mart out of business. They are

Yeah the walls are relatively thin, but that s how it is in every apartment. If you have such a problem with noise, get a house. I have lived in multiple apartments in multiple cities and this is a universal problem with apartments in general. Of course you are going to hear a toilet flush. You hear that is a two story house too. That s just how things are built. It is not as bad as people sound. If you do live hear and have a noise problem, it is your neighbors fault and not the buildings fault.

So in conclusion, it is a good place to live. I am planning to stay here with my fianc unitl we buy a house next year. Don t believe the hype. All of the negatives and the negatives of living in ANY apartment.

yeah sure, so you mean to say that your entire stay there has been peaceful? right, you know better than to lie like that and insult the current tenants. If you know so much why don't you become the manager of the property instead of that witch of the west? and the employees live there because of the free rent!!!!! like hello??? get a life and stop sucking up to Mary Ellen.

I've never worked for this property management company before, but I felt like I should respond to the person above to who responded on 10/10/2007. Free rent? Yeah right, when I worked in the industry, it's not free. In fact, the only communities who usually do that are ones owned by an individual, which is very rare nowadays. Yes, we usually get discount on rent, typically around 15-20%, but certainly not free.

So right. I work in property management and the problems most people write about for Alanza are the same problems in EVERY apartment community in HOUSTON. People will be idiots and break gates...constantly. They get drunk or push their luck with the timing. As for the break ins...um hello again WELCOME TO HOUSTON ONE OF THE LARGEST METROPOLITAN CITIES IN THE COUNTRY! Don't leave ---- in your car and get a good insurance policy. Greystar is one of the best management companies around and NO apartment community can guarantee your safety. Most community managers are harsh unfortunately. They have to be to keep from getting walked all over. They work in the homes of hundreds of people. You can't keep everyone happy all the time. I moved in today so it's possible my perception could change. So far so good...the place is beautiful and the price is even better. Much better than the place i work in midtown.
