Not bad for the price

Grounds and units are well-maintained, though some of the exterior paint was beginning to look faded by the time I moved out. These apartments are fairly new, so there were very few maintenance problems while I lived there. What problems there were, maintenance quickly resolved.



Parking was ample. I never had to hunt for a spot, even late at night or when the rodeo was going on across the street at the Astrodome. During this time each year, management hired off-duty police officers to make sure that only residents were parking at the complex. It was a pain to have to go through these checkpoints every night, but it was certainly much better than having nowhere to park and having hoards of people coming in and out of the complex who werent authorized to be there.



I did experience some noise issues from upstairs neighbors, but noise was not generally a problem. I called the police a few times and the management said theyd be willing to step in if the problem worsened. I never had to go that route though.



Landscaping showed some attempts at class, but was really pretty weak. Courtyards lacked much of anything except grass, scrawny shrubs and a few seedling trees.



Management was generally receptive to my needs and concerns and even got to know me by name by the end of my lease there, which was impressive considering the size of the complex.



I did have some safety concerns about the volume of traffic pouring in and out of the two security gates. There were so many people going in and out that the gates werent much of a deterrent and as such, we did have a pretty bad problem with vehicular burglaries. The guard station was never attended, which I thought was a poor choice on the part of management.



The fitness center and pool are good, and are remarkably uncrowded considering the number of people who live in the complex. Outdoor common areas, while uninspired, are kept clean. The laundry facilities are of good quality. W/D is an option in all apartments, but if you dont want the extra expense, there are several common laundry areas throughout. Again, theyre never crowded, and the equipment is top-notch.



One other nice feature is the shuttle that picks you up inside the complex and makes runs throughout the medical center. While I never personally took advantage of this, I know that a lot of people did. It used to be free, but I believe is now a nominal charge like 50 cents per ride.



All in all, this is a nice-looking complex. It is in a bit of a rough neighborhood, as it is near 288, 610 and the Astrodome. However, if you must live in the medical center area, its one of the better choices. It is lightyears beyond Holly Hall across the street and the other complexes in the vicinity.



My overall recommendation is that if you are a student at Rice, Baylor, UH, etc, this is a suitable place to live. The price is right and its still in good condition. If you are a working professional or have a family, youd probably do better to look elsewhere.
