Pretty good place to live...

Overall I am satisfied with living here. Here are a few pros and cons for those looking to move in here.

Pros:

-Clean and well kept, well maintained landscaping.

-Safe, the gates are always working, they change the codes every so often, good lighting.

-Quiet, except (see cons)

-New construction, everything is well sealed (doors/windows)

-Townhouse style, garage for every apartment. (good for car security)

-Friendly Management

-Balconies are closed in for good privacy

-Maintenance workers are good, fix things fairly quickly and do a good job.

-No neighbors above you or below you to worry about (except the cheaper single bedroom apartments)



Cons:

-EXTREMELY LOUD pool pumps which are near my apartment, I can hear it with my TV on inside my apartment, if I want to sit outside on my balcony it's very loud I am forced to use headphones and listen to music otherwise its unbearable, I wish I would have noticed this before signing my lease. I have mentioned this to the management several times, asking if they could check to see if they can enclose these pumps (like most places do), they just ------- off though and never do anything about it or even check into it.

-Very thin walls! I can hear word for word my neighbors conversations while in my bedroom. Was forced to move my bed to the opposite wall.

-Very loud garage door openers, when my neighbor opens his garage my whole kitchen shakes the dishes are rattling the floor is vibrating like crazy. Same thing happens with mine as well (I have 2 garages below my apartment floor)

-Undersized A/C units, and the two-floor design for each apartment makes cooling costs higher than any other apartment I have lived in, even ones with much more sqft. Also having your Car/Garage below your apartment floor, causes the heat to build up on the floor heating up your apartment.

-The management is very cheap, as mentioned above they don't want to deal with the noise of the pool pumps. They also refuse to replace my garage/gate opener, the buttons are messed up and the thing opens up without notice and the batteries fall out, and the key chain link is broken, it's being held together with crazy glue, tape, and a twist-tie. Also something broke in my apartment, which was not due to any negligence on my part, they refused to replace the item because it cost $200, they wanted me to pay for it! I told them to leave it broken then!

-My neighbor has a really loud motorcycle, it makes you jump when he starts it up inside his garage it sounds like something has blown up.

-Rent is high, overpriced.

-The west side of the apartments is right on the highway, with no noise barrier wall or fence that would block noise. While this doesn't affect me, keep in mind if you are picking one on the road side. You are directly exposed to the feeder road and toll road highway of beltway 8.

-No sprinkler system or fire extinguishers, (This is due the proximity of the fire station perhaps')


Even with this number of cons, I am still satisfied with living here. The townhouse style with no one living above or below me and a garage was my main reason for choosing these apartments. I would highly recommend these apartments to anyone. I just wish the management would be more accommodating though.

I don't know what this person it talking about. There are pro and cons to every apartment complex. I'm not sure why you think that the apartments on the west side to the property are a problem, I asked to be on the west side. Rents are high, but not overpriced. There is a lot of value in this community, you listed alot of them yourself. As far as the electricty is concerned, the rates in Houston are high, they are better here than in the last place I lived, they didn't have the double pane window and the gargage door is insulated. I don't know about you, but here I only have to deal with two neighbors, not four or five, I have no one below, above, or behind me. Quietest apartment I have ever lived in. The staff is wonderful, I really don't know why people choose this forum to pick on the mangers

This review is only info for people for reference, this is not a review to complain but just some reference info for other people who are looking for an apartment. I stated clearly that the positives far out weigh the negatives. I agree it is the quietest (barring the pool pumps!) place I've lived in as well. Of course there are pros and cons to every apartment! As far as the west side they are right on the highway, with heavy traffic I can only assume that is can be noisy because there is no sound barrier. But if you say there is no noise problem then thats great, ignore my assumption on that part. The electricity part also was not a major complaint, more just for reference. I moved from another apartment and my cooling costs went up by twenty five percent, not a big deal, but I thought I would mention it. I also mentioned that the staff is friendly, quite friendly. The management however was not very accommodating for the things I mentioned above. Not picking on anyone, just stating facts.
