The Truth from a Return Resident

I watched this property evolve as I was one of the 1st tenants to every live at this property when they were 1st built and I LOVED it! It was like living in a secured tropical resort. Everything was new and the management company (Worthing) was AWESOME! The gates were double secured by an arm that would hit the 2nd car that attempted to follow the 1st car in. They offered a continental breakfast and free laundry service. Yes, free laundry service. Meaning, they would wash, dry, and fold one load of laundry a day for free. A year later my employer transferred me to Atlanta.

When I returned from Atlanta I moved back the The Bellmeade. What a difference and not such a good difference. The weekend I moved (February) a new management company (Riverstone) abruptly took over the property. The transition of management companies has not gone well. I have been very patient in giving the new employee s time to get acclimated with the residents and the property. 6 months later they are still terribly rude to the residents and they are still unsure who is responsible for what. They are not knowledgeable, they pass the buck, they mislead you, make excuses, speak down to you in a condescending tone, and most importantly, they nickel and dime you to death.

They took over the property in Feb 2007. In April they called asking me to provide proof of my deposit, pet deposit, application fee, and administrative fee. They said if I could not provide them with proof that I paid the fees I would have to pay those fees again. 10 minutes later they called back saying not to worry, they found all of my records of where I paid those fees.

Yesterday I spent an hour and a half in the office trying to renew my lease. A lease I have asked them to have ready for the last 2 weeks. In my lease renewal, they are requiring me to pay another $300 pet deposit because they can't find any record of me paying it, nor can I. The cost involved in moving to another property for a 6 month period is considerably more than if I just pay the $300 pet deposit again. It's against my principle but its most feasible.

They no longer offer the secured gates, the gates arms are a thing of the past, 3 cars have been broken into if not stolen, someone has been held at gunpoint, the breakfast and free laundry service is a thing of the past, the on-site car wash water nozzle and vacuum is always broken, and the pool is quite disgusting. People have sex in the pool, there are bugs floating in the pool, and I found a dead bird in the pool.

My apartment (the same exact one I lived in the 1st time) is still nice. A few lights didn't work when I first moved in and finally after 6 months they repaired that. It wasn't just changing a bulb. It was something tied into the breaker or electrical system. The interior doors are annoying. The doors close by themselves and I was told that they can't adjust them or it will make it worse. I find that hard to believe but I just deal with it. The breezeways are filled with trash.

It took 2 months to get an air filter. First, the office personnel told me to come by and pick one up, as they could not leave it at my door or inside my apartment. After several attempts to pick it up, they told me only a maintenance man would be allowed to change it. After several work-orders they still had not replaced it. They then asked me to come by the office and pick it up, as the maintenance man was afraid of my dog (a greyhound he has met 4 times). After several more attempts, they again told me maintenance would have to do it since I did not comply with their quarterly inspection. What quarterly inspection' All the while, my bill increased $71 in June and $94 in July. I quiver at what my August bill will be.

Last, I caution you to read their lease agreement carefully. If you are one day late paying your rent, you will be charged market rate rent (a jump from $713 to $980), plus a $50 late fee, plus a $10/day fee on top of that.

I will be happy to speak with anyone via email in regards to this property. I can be reached at deannym@yahoo.com

Ok, first of all if you live in an apartment and management changes and smart person would know that it isn't easy! Yeah, sometimes things do get mixed up and people that work there have to verify that you actually paid stuff...this has actually happend to me and the only thing I had showing I paid a deposit was my checkbook register. Sometimes when management changes the old employees or management place will get rid of files so new management is just doing the best they can to get by. It really sucks but it is what it is.

They just fixed one of the two treadmill machines after it had been broken for 15 months!! People put out their trash 1-2 days early and management doesn't go after them to stop. It's like a trash dump here. The gates are always broken. This place is horrible.

I was one of the first residents also (resident # three I believe) and sorry to see it go downhill. I lived upstairs and could see the swimming pool area when I walked out into the breezeway. Yes, it was like living at a five star resort back in the day!

This "smart person", as you refer to me as, does know and understand that if I live in an apartment and the management company changes, they will need to verify deposits, rent, etc. It wasn't that they questioned that, it was the strong-armed and rather rude way they went about it. It's all been worked out. I do consider myself educated in this industry, having been both a resident, as well as an apartment locator :)

I visited this community last weekend and from the looks of things, it is a beautiful place to live. I understand sometimes people who are frustrated rant and rave and some comments should be taken with a grain of salt, but these apartments have gotten some pretty bad reviews. I want to live somewhere safe, secure, nice and clean. Obviously this isn't the place. Sorry you're stuck in a lease with them. Take care and best of luck. I will just keep looking and pass this place right up!
