Looking for someone to take over my current lease

in the Belmont from August 14 to December 31. Located adjacent to the City of West University Place, this community has very safe neighborhood; security gate with alarm system; swimming pool; fitness center; there is a playground within walking distance (<1 min walk). Walking distance to Greenway Plaza, Walgreen, HEB and Kroger; Close to Hermann Park, Houston Zoo, Rice University, Medical Center, Galleria, Library, Children's Museum. This is a very convenient location for living and work.

My family and I have been enjoying our stay in this community since we moved in. We have to move out earlier because we just bought a new home. My current lease ends at the end of December. I am looking for replacement of my current lease or sublease for the 2-bedroom 2-bathroom apartment (1282sqft) in The Belmont Community located at 3000 Bissonnet Street, Houston, TX 77005. The rate of my current lease is $1412 and I am now asking for $1350/month plus utility. The rate offered by the leasing office is $1450 for my floor plan because they have recently increased rates for all the floor plans.

If you hesitate to replace my lease, I may also offer month-by-month sublease for $1450/month plus utility. You can certainly extend your stay for next year if you like this place.

This luxury apartment has one of the best locations inside the community, with good privacy, nice view and quiet environment. It has bright and spacious rooms with balcony; exceptionally large closet and storage; fireplace; private full-size washer and dryer; large and side-by-side refrigerator; microwave stove; clean carpet; quiet and cool air conditioning; plenty of parking space.
