Ive lived here for 4 years. I love the apartments, location, and dog park park nearby. But I HATE how its gotten so expensive! I can do without valet trash pickup; its not that hard to cary my own trash to the dumpster. And now my rent is about to go up another $100/month (if i renew my lease). It already went up over $100/month last year. The first time I renewed my lease my rent went up $10/mo, and the 2nd year I renewed it went up maybe $50/mo. Now its just getting ridiculous - a 1 BR (floor plan B) apartment should not cost $950/mo!! If you look on their website the same size apartment in nearby building is going for $889-$907.

Does anyone know if a tenant can argue the renewal price down (i.e., to $889-$907)?

Apartment complexes are able to rent to you at any cost they wish. They usually will give you the "market value" excuse to charge the most they can. You can always negotiate your rent with management, but it's a hard battle as they are large enough to not have to worry if one tenant decides to leave. Market value means NOTHING. They have the power to rent the apartment at whatever rate they want. Wouldn't a rented apartment be more beneficial than an empty apartment? It can be done, but these complexes have lots of high maintenance/high dollar people who will pay any rate without hesitation. If there was a way to get a large number of tenants on board to threaten not renewing, then maybe...just maybe they would consider it. However, in the lease, you also have a clause that says you promise not to create any problems for the complex by creating negative feedback or protest, etc. - if you do, it's a breach of lease by YOU. I went through this when my apartment was broken into about two years ago (at Greenway). The office refused not only to be simpathetic (Go F-CK YOURSELF CINDY!) to our feelings and concerns, but they refused to let us out of our lease (as we did not feel safe any longer at the apt) for the last two months, and did NOT inform other tenants of the current break in and/or crime problem in the complex.
