Great Place to Live, REALLY Terrible Management

I moved into the community in early 2007. The community management boasted its want to repair and upgrade the community. The exterior of the units were painted and the upkeep of the lawn maintenance has vastly improved.
The unit I occupy had problems, such as pests, mold, dismal appliances, poor insulation, poor ventilation, poor carpeting and poor sound barriers. Most of these problems have since been repaired but not for lack of calling and submitting numerous maintenance requests.
The building is old. The property was built in 1984. This means that there is poor insulation and no ductwork for the a/c and heat ventilation. The outlets are old and sometimes the prongs won't hold electrical cords inside well. The plumbing is loud. The appliances are mostly circa 1984 or are newer generic and very plain. The parking is somewhat ample but is not covered and the trees lining the property cause damage to the paint on the vehicles. The entry and exit gates do not always work. The new manager has a serious attitude problem and is obviously not suited for this area of Houston as the people in Champions are cordial, kind and easy going.
However, the community is only two stories, rather than the 3 and 4 story stacked communities towering around the area. The units are laid out rather well, very convenient and private. Each unit has patio space whether it be in the front or on the side. Some first floor units even have fenced in front patios, ample in size, perfect for BBQing or relaxing. There are an exceptional amount of trees in the community. There is a public pool with a covered deck for relaxation. There are ample parking spaces. The mail comes around the same time each day, like clockwork and is serviced by a very nice postal carrier.
If you weigh the pros and cons of this community, I'd say that if you're looking for a quiet, pet friendly, kid friendly community with several amenities (fire places, community pool, on-site laundry area, soda machine, ample parking), this is perfect find, hidden in Champions.
My only suggestion is for you to be tactful yet assertive with the management when you have problems with anything and stay on them or they will forget.
Also, as a resident, the comments made by others regarding the crime on the property are vastly exaggerated. It is required by law that if there is a crime committed on property, that the management notify every resident so as to alert them of security risks. This has not happened a single time during my residency. Also, there are two constables that live on the property.

I would never move in here even if I had no where else to go. The lady I spoke to was rude, she was fake (she knows she's from Texas and she tried to hide it with the way she spoke), and she was most unhelpful. She didn't even offer me a brochure or anything.

This response is written by the new managment. Think about it how does one person know so much about the apartments when they lived here for only one week. Yeah since this manager has been here there has not been a crime but give it till next week.

Ha... No crime? Oh well I suppose they weren't around when one of the residents was gunned down in the parking lot next to the office. Oh and then the poor guy that was brutal stabbed to death when someone broke into his apartment.... and the other guy that was shot in the parking lot that tried to get help in the office and they made him wait outside the doors..... ooooor the guys that were breaking into all the cars (once again in front of the office) and the management then didnt even EVICT the guy that was doing it all..... Incase you say we are still lieing and exaggerating, here are a few links to SOME of the police reports. Search the site if you like. There is a total of 10 from the last 2 and half years. Good Day.

Wow. I had NO idea. I am going to make a formal complaint to the management and leasing company about this. If EVER a crime is committed on property, within the parking lots/fences/units, it MUST be advertised to all residents within a certain amount of time. Also, the gates absolutely need to be fixed ASAP. This is a major hazard.

These alligations are completly false. I have searched the website & maybe your eyes are crossed b/c it stated nothing near what you are saying. Plus you ignorance just proves that you dont even live here b/c staff & management has changed & I guarentee if you even knew who was there now you would not make these comments. You must have been one of the housing apts that did not get their way I have us they working people pay you rent. The property has been cleaned up w/all the ghetto trash & now has working people that pay their own rent living here. I have been here for over 6 months & have seen 30 or so nasty trash people go to where now the property is where it needs to be & not a welfare property. Dont trash something you couldnt afford
