The apartments are reasonably attractive and comfortable, yet I certainly don't consider them "luxury" apartments, especially compared to neighboring communities on the Eldridge corridor. This community was a better value than surrounding apartment complexes, but that does come with its trade-offs. Construction quality seems okay, but we've noticed some mold and swelling of wood around the windows, and water stains on ceilings below exterior hallways and porches. The community residents are a blend of young professionals, young families, and a few retirment-aged folks. There seems to be a wide variety of ethnic backgrounds. We had an outlet not functioning in our bathroom when we moved in that took 3 months to fix. Grounds maintenance is generally good, but there is always trash piled high at the dumpsters. The current dumpster situation is clearly not working, yet they've neglected to do anything about it. The office staff has been mostly frusturating to work with, with multiple administrative errors we've had to address. They can also be quite rude, depending on who you deal with. My wife went in to pick up a package once, and instead of taking literally 30 seconds to get it for her, the one person on staff rudely told her to come back or wait so she could go show an apartment (by the way, they are no longer accepting packages - guess we'll have to drive down to UPS or Fed Ex from now on). One manager was replaced, the second doesn't seem to have improved things much. Weight room equipment is poorly maintained, and some of it is marginally functional. I asked two years ago and again about 6 months ago about the weight equipment. Both times I was told new equipment was in the budget, but nothing has ever been replaced, with the exception of a new set of dumbells. The pools are nice, but there used to be quite a few loud parties in the cabana. They might have clamped down on this, because I haven't noticed it in a while. The sand volleyball court is a nice addition, but they've neglected to trim some of the overhanging pine branches, even after it being pointed out to them. Finally, as stated in the other review, the water pressure can be really, really lousy during peak periods.
