I've lived here 2 years now, and when I first moved in, I loved it. I loved my apartment (even though I took issue with not having a front door and only have a patio door as an entrance.) I overlooked having a small kitchen, and having the toilet so close to the tub that you could shower and ---- at the same time. Even having gigantic tree roaches in the apartment once a month didn't matter. I never minded having to sweep my patio nearly daily because of the falling magnolia leaves (very beautiful trees, but damn these leaves fall year round.)

Maintenance was always quick to respond even if they never fixed the problem. My first call was regarding a kitchen cabinet hinge that looked like it had been screwed in a dozen times and painted over just as many. It's still ugly as hell and looks terrible.

The second issue was with our a/c. It's horribly loud. The first time they came, they checked the freon and filter. The second call instead of fixing the problem they tried masking the sound by putting a thin sheet of insulation in the door to the unit. Masking the sound is NOT fixing the problem. Whenever we're on the phone, we just end up having to cut the a/c off so we can hear. Because the a/c is so inefficient and loud, it seems we're paying premium prices to cool a small apartment. (And speaking of light bills, your bill comes through the office. We've had a bill delivered on Thursday and had the office call on Saturday to find out when we were going to pay. Three days is all you give before harrassing your tenants')

The tub is peeling, I think one of the walls is rotting or already rotten. I have to dust almost twice a week or we'd be buried under the dust.

The electrical wiring is crazy. Somehow we've had half our apartment lights go out, when maintenace came out they said we shared a breaker with another apartment. (Which leads me to this: If we share a breaker, how are our individual light bills figured''''''')

TVmax is the cable provider, but does not offer cable internet. We had to get DSL. The phone wiring in the buildings are ANCIENT. The sbc guy tested it for us. If you get DSL you'll have to bump your package up to the next highest level just to get the speed of the basic package.

I've never felt unsafe, BUT about once a month we get a notice on our door about someone being robbed.

There used to be an empty lot on the corner that made the perfect place for pets to play and use the restroom, but that's becoming townhomes and no longer usable.

The pools are nice, however they aren't cleaned out until later in the afternoon. (And with all the falling leaves, you'd think they'd do it first thing in the morning so the early swimmers could swim in clean water.)

The parking spots are *tight* if you drive a truck. If you own a Honda or other small car, you'll be ok.

The management is a stickler for rules. EXCEPT when it comes to protecting their own. Our neighbor is one of the maint. guys. It's him, his wife and 4 kids. I could be wrong, but I think that's over the legal limit for a 3 bedroom apartment. The youngest girls are screamers and while noise often isn't an issue there will be a day where it seems they've gotten up early and are determined to wake everyone else.

Also know this about the management: No matter how many times they smile in your face and pretend to be there to help you, they AREN'T. They are there to work, just like everyone else, and they'll choose when to ignore or enforce the rules. If they like you, you're golden. If Gloria gets a bug up her ass, you might as well start packing and find another place. Wayne is a good guy, but nothing more then a lap dog who has to be Gloria's enforcer, and Jodi seems to be the only one in the office who truly cares about you.

The good: Cheapest rent in the area, cheap(ish) laundry, low deposit, close to everything, secluded on a dead-end street, beautiful trees.

For the most part I was very happy at this complex, I have several friends that live here, and it's very close to my job. We blindly ignored all of the things listed, but in the end, we're moving to hopefully a better and bigger place. If you can be ok with the problems listed above, you'll be happy here.
