The good:
The community is small, and offers easy access to 59, the Galleria, Greenway Plaza, and Rice Village/Rice University.

Within one block of the complex, you have a Randall's grocery, Schlotsky's, Panda Garden, Souper Salad, The Flying Pig, Skeeter's, Beauty Salon, Dry Cleaner, Post Office, Petco, Veterinarian, Dentist, Optometrist, Hollywood Video, Bering's Hardware, Chesapeake Bagels, Walgreens, Baskin-Robins, Candle Store, Michael's & JoAnn's Craft Stores, Zany Brainy, West U Pack N Ship, GNC, Al's Formal Wear, Shoe store, Hallmark Card store, and an Olan Mills.

Within 1 minute: Prince's, Fudrucker's, Whataburger, 2 Gas Stations, Compass Bank, Edward's Grand Palace (24 screen theater), & Harris County Library.

The residents are friendly. The maintenance is good (if your work order gets filed). The neighborhood feels very safe. The apartments are solidly constucted. The apartment also has valet trash pickup twice a week. The utility costs are really low thanks to the solid brick exterior and good layer of insulation.

The landscaping is nice, and the model apartment which overlooks the main pool makes you feel like you are looking at the apartments in Melrose Place (the old Fox network TV show). However, the mailboxes are very odd, and the residents have no outgoing mail drop (thankfully, the post office is very close).

The bad:
Water pressure in the shower is bad, sometimes the water is a brownish color (throughout the meeting), and other times you will experience a strange phenomenon: no cold water. Yes! You can try either tap, but you will not be able to get even cool water! It's not very cute when you want to brush your teeth in the morning without scalding your mouth.

The parking lot near Bissonnet has a large sign that makes it dangerous to turn left onto Bissonnet, and it makes you wonder why they don't utilize the parking lot entrance that is located off of the street with a stop light. Also, when it rains (esp. after one of Houston's notorious thunderstorms), the parking lot can get flooded to 6-7" of standing water in some spots. Meanwhile, rain causes the courtyards to erode... mud all over the walkways to the apartments. This is especially true for the apts. near the main pool.

Going postal: You should probably just rent a P.O. Box because the delivery is notoriously bad at the complex. They have been through a postal carrier or two recently.

In the overall assesment of this complex, the location is absolutely great. The complex is comprised of students, young professionals, and retirees. So, everyone brings something unique to the party. However, even the deficiencies of the complex are not enough to outweigh the conveniences that the complex affords. If you can get into this complex at $595-605, then you should take it.
