Dakota Woods Apartments are very nice and a nice place to live. The complex is much very smaller than the other big giant complexs near by. The managers and the staff are very nice and very helpful. The apartments area are kept very clean. And many of my neighbors have lived here for many many years. Daokta Woods Apartments feels very safe even although there are no gates. Also good price with big units and big closets!!! I will stay here for many years and reccommend very highly.

I advise any one who is interested in this property to do the following: come to the property and look at the grounds. You will note potHOLES on the grounds (big enough to tare up your transmission if you should hit one); note the green algee (green and black smut and grime) all over the walls and patio and doors; look above in the carport area that is suppose to be covered parking and see the rust and the holes in there; also, look at the grounds and see the flooding that is all in front of your door and the mud (that it leaves) from just a little rain. View the apartment, look at the walls that haven't been painted in years. Look up in the ceiling and see the cracks and peeling that are coming off; look at the bathroom and see the mirrors are black and chipping, the tub has rust and grime all around it as well as the toilet bowl. Look in the kitchen at the cabients and see the paint is peeling and chipping, the draws are covered with smut and the fixutures are all rusted out; please note the carpet--if it is there. The carpet has phoo stains from the dogs and cats that were there. Now, you may not have carpet because when tenants leave, Ms. Suzanne puts tile on the floor and ups the rent. I presently pay $450.00 only because my carpet is filthy and she didn't want to change it or give me tile; so she took $25.00 off of the rent. Otherwise, I would pay the $475.00 like others. Go around to the right hand side of the building (the alley nearest S. Rice Street) and look up, you will see holes in the covered parking area and rust as well as evidence of "rat" droppings. Please walk to the pool area (in the second alley and look at the pool) The water is all black and everthing is floating in it. This alone should prove how Ms. Suzanne doesn't give a dam about anything but collecting her rent. The least she can do is clean the pool--especially since no one hardly uses it. Who wants to come home and watch algee and debris floating around? My warning is for decent, hard-working people who have pride in where they live and who want to come home to a clean, decent environment, not gutter rats. For anyone who can accept this type of living, I can't knock them because if one hasn't had better, they CAN'T appreciate better or for that matter, even WANT better. Most decent, hard-working people who have an ounce of pride about how they live and their standard of living wouldn't accept this. This is my warning for this place: I appeal to anyone who HAS PRIDE AND DECENCY ABOUT THEIR LIVING ENVIRONMENT, come and see for yourself. The address is 5414 Elm Street, the phone number is 713-432-0219. Call Ms. Suzanne. See if you can catch up with her at anytime other than the 1st - the 5th of the month. All she cares about is collecting Dakota Woods rent without giving a dam as to how she has her tenants living. At first I was going to sue her in small claims court for my heater not working; yet, she is still taking my rent money, but I decided to chalk this up to a learning exprience and move on. The more I stay here and fight with her to get back a portion of my money for my heater not working, I am sentencing my myself to this "rat hole" I am much better than that! I am use to better, I had better, and I feel so sorry for those who accept this kind of living. Being poor simply means that one doesn't have enough money to meet the basic stardards for living; it doesn't meant that you have to tolerate living in substandard conditions!!! Regardless to what it would costs Ms. Suzanne to paint, repair and present a decent, presentable community to live, is irrelevant because she is taking our money. It is only when tenants decide that enough is enough will things change. She has us living in trash while she drives around in her BMW! It is my prayer that the Lord repay her, seven-fold, for the abuse and misue of ther tenants, especially the ones who don't know any better, but just glad to have a place to lay their heads regardless to how nasty it is.
