I lived at Eagle Hollow Apartments for 4 years. During those 4 years, I had some problems, but, overall found this complex to be a great value for an apartment.
OVERALL
The apartment complex is located in a good location between a residential area and a business area. It has quick access to I-10 via N. Kirkwood and Dairy Ashford. Landscaping is nicely done, neat, and well kept. My apartment was pretty quiet. I was attracted to this apartment by the placement overlooking the pool, the landscaping, and the apartment layout (the individual bedrooms are not against your neighbors). There is nothing worse than being stuck next to an "active" neighbor for 12 or more months. Fortunately, with this particular layout, you dont have that problem.
MANAGEMENT
The initial management company was Greystar. I believe that the complex is now owned or managed by a different company. When I first moved in back in 2000, I was not impressed with the management staff at all. In fact, I hated it. They did not respond to service requests, even repeated service requests mailed via certified mail, r.r.r. At one point I had to legally assert myself before repairs were attended to. The management staff has since changed. The staff in the office now are all new. They are friendly, courteous and respond to my service requests very quickly. I was very impressed by the change in maintance responsiveness.
THE APARTMENT
I lived in a 1 bedroom on the 2nd floor overlooking the pool. A really great view of the beautiful pool area! I liked the layout and used the fireplace often in the winter. Normal maintance was obtained very quickly during the last year I was there. Work was done professionally. I did have problems with a leaking roof for the 1st 3 years I lived there (donęt ask - I was so exasperated), which was finally attended to during the last year I was there by the new office staff. The leak was found, fixed and for the last 8 months up to 3/31/2004 didnęt leak at all. The repairs were made and the ceiling repainted. The apartment had great storage closets and good kitchen space. There is space next to the kitchen area for a full size washer dryer. I used this area for extra storage. There is a nice wooden balcony off the dining room / kitchen area. The complex has since sandblasted the wood thereby stripping the mold off making it safer when venturing out (I often slipped and fell before when going out on the deck after a rain). Ouch. They have recently installed rain gutters. Overall the apartment was quiet with very little or no noise being transmitted from the neighbors. The pool gets busy during the summer, and there is a party crowd that likes to hang out, drink, and play water volleyball, sometimes until 2-3am on weekends. Itęs not often, but it does happen on occasion. Keep that in mind when looking at the apartments near the pool! My apartment had the bedroom on the parking lot side so it didnęt cause a real problem for me. One drawback of my particular location: My last set of neighbors on the upstairs apartment had 3 people living in that apartment. The individual below them had 3 sons. Thatęs a lot of foot traffic for two 1 bedroom apartments and a lot of noise on the stairs and slamming front doors! My electric bills were reasonable. The complex recently installed solar screens on West facing windows that have helped alot on air conditioning bills. For the first 2 1/2 years of life at Eagle Hollow, my bedroom would turn into an oven during the late summer months. The installation of the solar screens helped lower my electric bill. For an appx. 740 sq. ft. apartment, I averaged about $64 a month in electric bills. A pretty reasonable amount to me considering I was on the 2nd floor with a vaulted ceiling and had a fireplace.
PARKING
Parking for my apartment was a nightmare. It was the only drawback of this complex. If you lived in the apartments around the pool, forget parking after 7pm anywhere near your front door. There is no assigned parking. I had my car "bashed" by neighorsę car doors when they parked over the line and tried to open their door. Over the years it caused quite a bit of damage that had to be repaired. Many neighbors had no clue what the nice yellow lines were for and totally disregarded them when parking. I hated it. Also, there were quite a few individuals who had more than 2 cars for a 1 bedroom apartment. My 3 neighbors in a one bedroom apartment next door had 3 cars. The individual living downstairs had 2 cars, and the my neighbors in my building all had 2 or more cars. Couple that with the couple living in the building across the parking lot with their 3 - 4 vehicles for one apartment and you have a major problem. My advice' Get an apartment on either end of the complex or at the very back. There are far more spaces in those sections, especially at the far left hand side of the complex near the Lexus building. Trust me - you will be much happier. There doesnęt appear to be any limits to the number of vehicles you can own per apartment bedroom like there are limits at other complexes. Be forewarned. This was the only reason I finally moved out. I chose to simply move to another complex than to move to another location within the same complex.
RENT
Itęs pretty hard to find a quality apartment with great landscaping, reasonable management and good location. I found that, even after 4 years, Eagle Hollowęs rent was more than reasonable for the apartment and the complex. I understand that the apartments are now going through another renovation and in some select units, they are installing wood flooring and other amenities. If they keep the rents as reasonable as they do now, that would be an excellent value.
COMMUNITY
This is a diverse community with people from, what I can see, different ages, incomes, races, and incomes. There are families, single parents, young adults, retired individuals and college kids. In the evening several of the residents take walks together with their children. Never heard of any problems. The leasing office is or was available to use for small parties, but there is no workout room or other extra facilities that newer complexes have (such as home theater rooms, rentable bicycles, wide screen televisions, excercise equipment, and such). One good point is that they have bathrooms next to the pool. Thatęs nice so you donęt have to walk all the way back to your apartment to answer use the restroom. They have recently totally refinished the wooden deck next to the main pool. Really looks nice. There are small fountains and "lakes" in other parts of the complex.
PEST CONTROL
In the 4 years I lived in my apartment, I NEVER SAW 1 ROACH IN MY APARTMENT!!! Not one cockroach. I did have a small ant problem the 2nd year, but I traced that to a single candy cane that got crunched at the bottom of a storage box. I cleaned it up and management had it treated. Never saw them again. This depends on a lot - your neighbors cleanliness for one thing, but credit is due to the regular treatment of the apartments. I have never lived in any apartment where I went for any period of time where I didnęt have a problem. I never did have a problem at this complex.
OVERALL IMPRESSION
I liked Eagle Hollow. I recommend it as a great value.
Positives: pest control; maintance responsiveness; new management staff (vast improvement from my first years at the complex); apartment storage; comfortable apartment, reasonable monthly rents.
Current Negatives: PARKING; some noise from neighboring dealerships. (I wonęt list any of my previous problems or consider them as they were with the old complex management and not with the new management group now at Eagle Hollow). When I first moved in I hated the complex due to poor management. I hated the Manager and hated the service. Those problems have definitely corrected.
OVERALL RECOMMENDATION:
Reasonable rent attentive management good maintenance service = Good Value. I would recommend this complex based on my last year of living at Eagle Hollow Apartments 2003 - 2004.
