I have lived here for almost a year, and I am anxiously awaiting the end of the lease. Initially, I had no major complaints; sometimes they were slow to respond to maintenance requests. The neighbors and community were quiet, the access gates worked, and the grounds maintained. The walls are paper thin, but that was not a problem when we had respectful, decent people living above us. However, new neighbors (one or two adults and several children) moved into the unit above us who seem to have nothing better to do than run, stomp, jump up and down, slam doors, bang on the wall, and throw things on the ground at all hours of the day and night. We reported it countless times. Management responded by leaving them a letter. We only received temporary relief for a week, and then the neighbors resumed their noise making vigorously.
I suspect that management has changed since we have moved here, as well, and their rental standards have certainly declined. You see many people here now who are very loud and act as if they have no common sense or care about their neighbors having an enjoyable, peaceful community. I've noticed blasting music in the parking lot and yelling and other undesirable behavior in common areas, in the leasing office, and of course, from apartment units. Members of the leasing staff are not professional, leaving handwritten notes on scraps of paper with misspelled words on your door and/or presenting and announcing themselves unprofessionally.
This new management or gaggle of leasing agents has been unresponsive to our genuine complaints. One of the leasing agents has become friendly with one of the adults in the unit above us and accused my family of being unreasonable and does not take our requests seriously. They have claimed to apprehend them, yet the extreme noise continues. When we last spoke with them, we were even given false information that in order to start the eviction process for a noise disturbance, we would have to call EMERGENCY 911 on our neighbors and get a police report that way, as opposed to calling the non-emergency number I have utilized twice. I am not going to abuse the law for a non-emergency situation, as upsetting as it is. Later, I called HPD to discuss this and it was confirmed this was not proper procedure. Management clearly does not want to deal with the problem and just want to rake in the rent.
Our neighbors upstairs now know that there are no repercussions to their actions. They purposely continue to act like animals to aggravate us.
You may be lucky and get a quiet unit, but I have noticed a lot of people moving out and I will soon be joining the ranks. I would advise you to pass on this so-called luxury apartment community and choose a different property.

I know for a fact this has to be the worse complex ever! looks are so decieving. I live in the next xomplex over and ,I thank my lucky stars i dint move to Estancia. All I hear is loud niose fights thanksgiving to be exact...cars burning rubber throughthe parking lots and not to mention the countless number of police light sirens and gunshots I dont feel safe even taking a walk thatway in the evening. I always see questionable characters coming and going or maybe thats just the TENANTS! I feel sorry for whom ever lives there. And someone should show these people where the trash dumpster is. ITS NOT ON SHADOWBRIAR!
