Decent place for low rent

PROS:
1 bed/bath apartment is spacious, especially for the rent. I'm still surprised at how big my bedroom is a year after I've moved in. The unit is well insulated, so the electricity bill is very reasonable. HUGE walk-in closet. Landscaping is decent, nothing special, but it's well-kept. The property was being renovated as I moved in, and maintenance is always on site working on anything that needs to be worked on. There is plenty of parking, and it's pretty well-lit. The staff is very nice, and in my experience, is willing to work with you if something comes up. The area seems really safe for the most part, and the property has a security guard that checks up on everything every couple of hours at night.
CONS:
I didn't realize this until recently, but the heating/air conditioning is shared between neighboring units. You can control the temperature of your apartment, but smells can come from another person's apartment into yours. This wasn't a problem, as usually this just meant I could smell another person's dinner, but recently a smoker moved in and now my apartment and all my stuff smells like a 20-year smoker lives here, and I don't smoke. It's bad enough to make me want to move out. Also, I have seen a broken window in one car over the course of the year, which could be either a break-in or the kids who play in the parking lot at night. The kitchen is pretty small compared to the rest of the apartment; my appliances were kind of old, and there's not much space to work with when cooking. There's not much dedicated storage space in my floor plan either; while the walk-in closet is huge, it's the only closet period, and the cabinets and shelves in the kitchen have awkward dimensions which makes it hard to store stuff there. Cell phone reception pretty much sucks; it has gotten better recently with at&t's switch to 3G all over Houston, but you're still going to have to walk outside to talk on your cell phone if you want to be sure you don't lose the call. There is a slight roach problem, but not bad enough to where it bothers me. I only see a couple per week and I squish them as I see them, and this seems to help keep their numbers down.
OTHER COMMENTS:
There's an elementary school literally across the street, so there's always kids running around. Depending on your perspective, this is either a positive or a negative. I don't mind it since I'm usually not around when the kids are out playing, and I figure if the kids can run around with no worries it must be a pretty safe area. The downside is that the kids are really, really noisy. It's usually only around the time when school gets out and on Saturdays, but if you need absolute quiet it'll be hard to find because of the kids. It's technically a gated community, but there's been plenty of times where the gates stay open for days, and anyone can get in if they know the gate code. HUGE windows as well; it's really nice to let light it, but unless you have curtains the blinds aren't going to help keeping light out or your electricity bill down. There's on-site laundry too, but it's OUTSIDE and more expensive than nearby laundromats, and the machines don't work that well. I've lived here for one year now and it's been a decent place to live up until recently. The smoking thing is a huge problem for me, especially when I go other places and my clothes REEK. The rent is really low though, and for what you'll be paying I'd say this is a really good deal.
