Let's start with parking. If you live in a one bedroom, but happen to have two cars, be prepared to park one of them in the upper deck area, and be prepared to not find an available spot. When you do find an available spot, begin to worry about whether or not your wheels will still be present when you see your car next. Also, be prepared to come home and frequently find someone parked in your one and only assigned spot, and have no recourse to deal with it, other than to repeat the above.
Noise: Do you like the sound of children screaming at the top of their lungs in the common areas while being supervised by their parents' Or, neighbors with five roommates who invite twenty of their closest friends over for a bbq' If you live in a first floor unit that has a backyard, as I used to, be prepared to lose sleep in the summertime, as you will find at least four a/c units outside your bedroom window, and at least one will have a terminal rattle.
Grounds: The smell of urine and feces, pigeon fecal matter, and any number of restaurant take out menus generously adorn the property, all the time.
Safety: The gate to the property is routinely broken, allowing entry to all. There is a security officer who patrols the grounds, but only one, and a gate supervisor, but he is more interested in sexually harassing young women to pay attention to who is entering. Theft has been a problem.
Construction: Average.
Maintenance: There was one guy there, Elvis, who was both competent and kind, but I don't think he could stand it any longer, and left. The others are illiterate, ill mannered, and use language as a barrier to avoid dealing with your concerns. In fairness, I will give the staff three stars, because they always did address my concerns, even if it took threatening to break my lease to do so.
Staff: Whoa boy, major issues here. I think it is a deliberate attempt by the property management company to hire, train and promote the most effective deflectors of responsibility and sincerity. Other tenants I met and spoke with indicated that it seemed that any of the prior office staff that were genuinely concerned with tenant welfare either quit or were terminated. One tenant, who had until recently lived at the property for three years, had seen four different managers, and countless numbers of leasing consultants come and go.
Overall: Well there are some positives. The location is great, as far as access to 610, 10, Memorial, etc. is concerned. The workout area is nice, and open 24 hours. The complex is pet friendly, however, many tenants with small dogs don't seem to understand what a leash is, or that grass, not cement, is for an animal to relieve themselves on. If properly staffed and managed, it has the potential to be a fantastic place to live.
