I've lived at Gramercy Park since January 2000 and am still there. Overall I would disagree with many of the negative reviews on here so far. I live on the second floor and almost never hear any of my neighbors. It is extremely rare that I hear people walking above me, despite that apartment being occupied the entire time I've lived here. Maybe I'm just lucky but I've found this to be an extremely quiet apartment, and have never had any neighbors complain to me about noise either.
When I first moved in the complex was managed by Martin Fein but was sold to Equity Residential in early 2002. Maintenance, landscaping, and the competency of the office staff was MUCH better before Equity took over. Before the change every maintenance request I ever had was fixed correctly within 24 hours. However with Equity there have been issues that have required multiple requests to be resolved, despite the office saying "we'll take care of it." In no case since Equity took over has a maintenance issue in my apartment been resolved 100% on the first try. This includes an ongoing problem with my freezer last year not staying cold enough that resulted in a "new" refrigerator being put in my apartment. This one was put in with multiple dents and my walls were damaged when they installed it.
There have been a few crime problems but I have never felt unsafe. One poster mentioned the incident with several women being terrorized in one night. This has only happened once to my knowledge, and it did not involve as many individuals as the poster said. Security is generally pretty good, with guards on duty at the front gate at night. They are pretty bad about not checking guests who enter behind residents who are driving through a gate opened with their remote though.
Other complaints -- parking can be a hassle, especially the later you arrive at night. Fortunately I've never parked very far from my apartment. I live on the side of the complex that has a larger number of spaces available. I also miss the door-to-door garbage pickup we used to have until current management cut it. The landscaping used to also be much better than it is now.
Overall, I still find Gramercy Park to be a good value, although it certainly isn't as good as it was when I moved in four years ago. I would still recommend the complex.
