First the good - the apartments are definately affordable -for inside the loop, they're cheap. The apartments are nothing fancy and definately no luxuries but they are spacious and clean upon moving in and the location is convenient. The area is pretty safe ... not too much crime that I know of during my 6 months there so far. Gates seem to provide a reasonable barrier of protection, but if anyone can climb a fence or move quick enough to gain entrance during the 5 minute window it takes for the gate to close, then they have complete access to your front door. Exterior doors don't lock unless they're outside the gated area.
Now the bad. This apartment is NOT USER-FRIENDLY. It is fairly easy to access the complex (as I said, the gates are slow reacting) but it's far too difficult to exit the complex. There is only a handful of ways to leave the complex on foot - Front door or wait for a car to activate the gate sensors. It should be the reverse - hard to get in (for strangers), easy to get out(for residents). There is ONE elevator for the entire, multi-building complex. It's in the front building located by the front door. So if you live ANYWHERE but near the front door, it's quicker to use the stairs. Which you have to do anyways, since the single elevator fits nothing larger than a twin bed (if that). Forget using it to move furniture to the 3rd floor. Dumpsters are similarly in poor locations relative to the entire complex and the site is not handicap accessible.
Management leaves a lot to be desired, specifically the main Manager. The best way I can describe them is "unaccomodating" - to the extreme. Rats run rampant along balconies and management claims they can't do anything about it because they are "Roof rats". So I guess if you set up traps on the balcony and then kick them onto the ground below, they'll become GROUND RATS and then managment CAN take care of it''' Me and multiple other residents have been able to hear the rats crawling around in the walls. If you live on the top floor, you can easily see ceiling areas with stains and cracks painted over - the roofs have apparently leaked at one time or another, which is understandable since you can see water sitting on the roofs for days after a rainstorm. Perhaps this is normal, I'm not sure but it seems like a poor design when evaporation is the only form of drainage - gutters don't help a flat roof. While i'm on the topic of water, the hot water runs out in the mornings with remarkable ease (far easier than it should for a 1-person consistent $20 monthly water bill payable to the apartment complex) and the kitchen hot water is unuseable as it comes out brown.
The apartments need to be remodeled. They've just "remodeled" but you'll notice that the front of the building (which looks fairly appealing) is taken WAY BETTER CARE OF than the back of the building (which looks like the ghetto). The hallways smell horrible due to lack of ventilation and poorly placed hallway doors whose only purpose that i've been able to surmise would be fire code. Ceiling fans cost you extra for installation, screen doors cost you extra for installation, and any additional cable outlets cost you extra for installation. Most affordable apartments follow this line of reason, though I see it as flawed. The above items upon installation, immediately raise the rental value of that individual apartment for renters who follow you. Why then, would you be paying for it' It becomes a permanent fixture of the apartment which you will be leaving behind when you vacate. Who plans to uninstall these things and take them when they move' So you're essentially expected to buy it for the apartment complex, since it becomes their property.
The thing I hate the most about this complex however, is the unannounced contract with TV Max. This just seemed unnecessarily deceptive. Greenway Gardens has a contract with TV Max stating that all of their residents who choose to use Cable TV or Cable internet, will use TV Max. So you don't like TV Max's prices' Problems with TV Max's service' Have an existing account with Time Warner' You have to suck it up or go without cable. Greenway Gardens never mentioned this in their advertisements or brochures or in the lease or at the time of paying deposit. It is only told to you as an afterthought when you attempt to purchase service. They essentially screw you out of your freedom to choose a TV and cable internet provider.
The things I dislike about the complex impede the comfort and convenience of your living experience but they don't hinder you from living. This complex meets your basic needs with reasonable compliance and affordable ammenities. It's good for the price. If you can afford better, then you should be looking for better.
