I have lived at Greenwood Forest for the past year and been extremely satisfied. My lease is up on March 31st of 2008, and my rent will be increasing substantially ($100/month). I spoke to the manager, Staci, regarding the hike in rates and she has met me halfway in order to retain me as a tenant. The increase will still cause me (a single woman with lots of bills) to have to change my tight budget, so I have been out shopping for another apartment.

I have looked at 45 different complexes (including several houses and condos) over the last 3 weeks and I have yet to find a unit that can compare with the 2 bed/ 1.5 bath that I currently rent. As a result, I will be renewing my lease even with the extra $45/month increase in rent.

I can honestly say that there is no complex in a 10 mile radius that offer similar amenities (full sized washer and dryer in unit, working gate, crown molding, vaulted ceilings, garden tub, optional detached garages, 2 beautiful pools, a fitness room) and square footage for the same rent rate. In fact, even if you ignore the amenities, there is no complex near by that is as clean and safe as Greenwood Forest. I am a single, young woman and I work from 7:00 am to 6:30 pm, so I usually get home after dark. I live on the first floor, so safety is my number one concern. I have never felt safer that I do when I am in my apartment. In fact I feel more at risk for a crime when I am driving my car to work, than when I am on site. The only safety downside that I can see is that the complex is across from a low quality apartment, and adjacent to the high traffic 1960 road. That being said, the complex is in the Champion Forest area, which is a high quality, luxury residential neighborhood.

The staff is very friendly and professional and the complex is safe and clean. Staci distributes monthly news letters and informs the tenants when any crime occurs on the property (two break-ins in the last year).

The only negatives that I can think of is that sometimes you can hear your upstairs neighbors running around, but that is only when they are really stomping (my upstairs friends have a small toddler who does not know how to walk quietly). There are always plenty of guest parking spots, though the resident spots fill up quickly after 8:00 pm. Even considering that, I have never felt scared walking to my apartment when I have to park by the mail boxes late at night.

I have never had a problem with any of my neighbors, and have in fact made several friends since moving in! I love living here and I will continue to live here until I can afford to purchase a home.

You are lucky on the rent jacking. 3 bedrooms rent was jacked up 200 dollars. The gate is broken half the time. The back small pool is trashed. The lights in both pools are broken most of the time. The fitness room has nonresidents sleeping in it. Ask around about safety. Cars and apartments are getting broken into. I have even seen the residents just whip it out and pee out in the open. As long as you live here they will jack up your rent and you will never have enough to buy a house.
