Hello. I've lived here for 3 yrs. I"ve lived in apts. from Wilcrest to here near Rice Village and downtown. Prices for neighboring apts. are higher, and the lower ones are much older- check out all of them. Depending on what is most important to you. I've never run out of hot water also.
They also have meet neighbor after work events sometimes.
Safety:
All come with alarms free with codes, and can setup connection to HPD for a fee *
Is normal for area given Katrina crime increase. All apts. in area are gated but everywhere, cars can follow others in/out. Night-time guard is onsite but he walks around so may not be where you are at a given time. Only human.
Parking Lot:
Was built early 90s. Limited spaces for residents, 2 bedrms, only 1 reserved space.
Guest parking fills for other residents quickly. 1 corner floods to 3 inches after 3 hr hard rain- but rest is fine.
Pool:
Well kept and clean always.
Gym:
treadmills and some barbells/tv inside office
Maintenance:
Responsive if call places before 4pm.
Emergencies- all apts. have to page a person, so expectations are for that.*
Changed Apt. Management:
Has changed 2 times in 3 yrs.
They'll always been nice in response.
My past maintenance or request have been handles in expected timely manner.
There was an issue of a girl being robbed at gunpoint at the main entrance gate, but they followed her in when gate opened. That can happend anywhere. Exxon gas station at 59/buff speedway has been robbed several times, this is 1 block away from the freeway

Place is quiet unless is Sat. night, many corporate young singles in 30s live here. Most are mature and nice. Walls can be thin as to hear neighbor's phone ring if your apt is quiet or a couple's squabble, that is not rare is most 90's apts.

Rent cheaper if already vacant.
They have flex leases, can be 7 month lease, can be 13 month lease.
Carpet cleaning ever lease renewal.
Trash pick up 2 x's weekly.
mail at lunchtime.
UPS packages are in closet w/locked door.
