I have lived at the Inverness Apt's for just over 7 months. The management here is the reason that we will stay here. They have been very accommodating. On several occasions management has delivered packages (we were on our honeymoon) and left keys in our room. We also had a peeping tom peering in our window. Management called to inform me and eventually installed a security system and a new blinds (the original blinds were too small). The grounds are well kept and maintenance issues are resolved timely.
Here are my issues with Inverness. The apartments are old and inefficient (our electric bill is $60 more then our friends as insulation is poor). I am also noticing that rent is over priced compared to other apartment complexes. We pay $1,200 for a one bedroom with a small study (approx 1,000 sq ft). Both of my friends moved into brand new complexes in midtown (Camedon) and at the intersection of Montrose and W. Dallas. They pay about $50 more but have MANY more amenities like paid basic cable, all wood floors, energy efficient appliances, granite counter tops, security guards, kitchen islands, etc. However, as the Inverness has near 100% occupancy (mainly due to the fact that the Corporation across the street provides temporary housing)I understand why management does not cut prices. Parking is also limited but I like the fact that you don't have to park in a dark parking garage and can go straight to your apartment.
Safety concerns. Anytime you live inside the city your more prone to safety issues. However, as the complex is located in a commercial district (greenway plaza) and borders River Oaks I did not think that safety would be a concern. However, with that said we have had someone spying on us. Apartments on the first floor have lots of windows (and a deck) which are easily accessible. I would recommend living on the second/third floor. Also, just 3 days ago 13 cars got broken into. The perpetrators also "hit" other nearby apartment complexes. Managements response was a letter. Apparently we have 3 video cameras which was also sent to the police department. THERE IS NO GUARD ON PREMISE. Everyone knows the gate code. An intrude could easily jump the wooden fence on the East side of the apartment complex.
Noise - As I mentioned I'm on the first floor. The apartment above me you would think is inhabited by King Kong. You can here every step. I think this is due to the fact that the complex is older. Also, the walls are thin and you can here people on the outside of the window. This is not a large issue as the complex as a whole is very quiet.
Lastly - I would classify the majority of residents as polite and an older crowd. If you are in school or just graduated and are looking for a more social environment you may look else where. Overall I would recommend this place, but also think that if your willing to spend an $100 you can get a whole lot more apartment, especially if you appreciate something a little newer. Also, as mentioned by another reviewer we did not lose power during Ike, our complex is in the underground power grid. Several apartments did have damage from flooding.
