    Wonderful place to live!

    Staff - excellent Maintenance - excellent Grounds - almost excellent (dog poop from non-caring residents) Apartment - excellent Love living here. I am in my second year and may even move to a 2 bedroom next year. 1 bedroom is very spacious!

                        Thank you for your review. We always appreciate residents telling us how to improve. I am sorry that you are experiencing issues currently at your community. We always understand that "life happens" at Landmark. This is why we allow a resident to waive late fees at least 1 time every 12 months. It is not ever our intention to make hard times harder for our residents. With that being said, I would hope that it is understood that we can't run a community without funds to do so. Our funds come from rent payments. We have a mortgage, insurance, payroll, taxes, etc that are expected to be paid monthly just like you. If we don't receive rent payments we can't make payments. We always try to work with people when paying late, however payment is always expected. I hope that we are able to work together so you continue to enjoy your home. If you can please call the courtesy officer regarding any questionable activity it is appreciated. This will allow us to address at the time of occurrence.

We have tried to resolve this as much as possible. Which building do you live by? I would love to offer suggestions. In response to your roach issue, have you allowed us to exterminate your apartment? We would be happy to walk your apartment with you to determine the problem and go from there. Sometimes there are issues around you that are causing the problem. It is always best to fix the source of the problem. I would love to discuss how we can help improve your time with us. We try and keep all areas well lit and do light checks frequently. Please let me know if your mail area is lacking in something that makes it feel unsafe. It is closed on 3 sides and it's own private structure. We haven't had issues in the past so we assume it is adequate. Have you had management walk your apartment with you do discuss your lack of satisfaction? I would be more than happy to do so. We could schedule someone to clean your carpet and possibly resurface the tub if needed. We always want our residents to be happy to come home.                                       Thanks so much for your review. I would like to address the items you have detailed in your review. 1. I understand parking is an issue for you. We have offered to do reserved parking for residents that were willing to pay a fee but this idea was not popular. We don't have any areas to add parking so that isn't an option. We have asked many times that residents have guests park in areas "not in front of buildings" so that rent paying residents can have preferred parking. Unfortunately, there isn't much else we can suggest to alleviate this issue. If the drive is wide enough we can add parallel spaces, but I am not sure if that is by your building or not. 2. We have increased and changed our pick up days in hopes that this will alleviate the trash issue you speak of. 3. I am not sure what "cracks and blemishes" are present in your home. We would be more than happy to have someone address those on an individual basis. 4. We went through some maintenance turnover and are now getting a permanent staff in place. I hope you are starting to see some changes here. 5. When we change policies we try to be diligent in sending out many notifications via text, email and letter before they take effect. 6. The package policy had to change due to the volume of packages we receive daily. We were receiving over 100 calls to "check" for packages that were not delivered yet. In an office of only 3, that left little time to do other things for our residents that would take precedence. 7 & 8. Unfortunately we can not stop people from hitting our gates or fences. Our best solution to this is to get license information from witnesses to make people responsible for the damage. Other than that, all we can do is quickly make the repairs to minimize your inconvenience. Again, thanks for your review. We always appreciate hearing how we can improve your home.

                                              We are sorry to hear that we are losing a long term resident. We understand that rental increases can be financially taxing. As you can understand, we have not done increases in some time, especially larger ones. Unfortunately, as with all businesses, expenses increases. Taxes increase, insurance increases, lawn, utilities, etc. With all of these increases, at some point a portion has to be passed through to the resident. We are very diligent at comparing market conditions to be sure we are offering rents that are very comparable to the area. We wish you the best of luck in your future endeavors.                                                   Thank you for your feedback, I am sorry that you are not happy at this time. I understand you are frustrated with the parking. Which building are you by? We recently installed additional sidewalks in two different areas to help with parking. This would allow people in certain buildings options to more parking and access through the community. Are you by these areas? We have contemplated doing reserved parking, but many residents are not receptive to the idea according to feedback we have received. We too are frustrated that the gates break. Please understand that we fix them immediately, and often it is guests or residents that break them because they don't want to wait for them to open. Unfortunately, we can't force people to use the dumpster properly. We can do our best to notify the offenders and fine them for not disposing of their trash properly, but at the end of the day it is their responsibility to do so. This is why we have to employ a groundskeeper to clean up daily. In regards to rental increases, every community does these yearly, that is how we maintain the community. Market trends dictate what is acceptable to charge for certain floor plans. We stay in line with the competition. Just like with all things, our costs go up for landscaping, utilities, insurance, taxes, etc. That means that rent will have to go up to help cover those costs. We did locate an issue with a manhole on property and have since had it repaired. We always try to resolve maintenance issues diligently to minimize any inconvenience.
