With all utilities paid and 24-hour checking of anyone who comes in on foot OR by car, this is certainly one of the most economical and (for the neighborhood) safest places to live in Houston. BUT...you have to be someone who can live with the admittedly stringent rules and regulations. In return, you will receive excellent response to maintenance issues, your grounds will be kept immaculate, and neighbors who cause problems will soon be sent packing. I lived at LV for ten years, and it was one of the best apt. experiences I have had anywhere. Many of the negative comments I've read here are from people whose issues involve problems with the strict
nature of the compliance policy, so I guess the best advice would be if you are someone who has your life together, respects your neighbors, and wants a quiet, clean life for yourself and roommate(s)/family, this is a GREAT deal. If you like to party (at home), blast your music, drink outside, or have a beater car that sits on blocks for days on end, don't even think about it. Don't be put off by management's prim and proper nature; if you get on their good side you will have a friend you can count on!

And this is so very true. I had a ruff start at first until I realized that all of the rules and security are ALL for your safety. I am getting ready to sign my 13th year lease and have never felt safer at any other apartment complex EVER! All bills paid including my cable and have a stackable washer and dryer. So many other apartment complexes raise your yearly rent starting at $50.00 and much higher each year. My rent has never been raised anymore than $20.00 per month when signing a new lease in the going on 13 years of living here. I am in the 5750 building and I just love being able to just walk accross the street to 24 hour Kroger to do my shopping. This Kroger always has the greatest weekly sales too! I agree with the 24hr.monitoring of guests, by foot or car is assuring. However, honestly there's a streak of favoritism within management, as well as throughout the unit's staff. Sounds as if someone has been hired to write responses to the reviews; very unnecessary; Whatever goes on in the dark will come to light! I feel the ad is misleading; response times are based on availability of staff, & without proper accomadations, as the ad portrays; friendly cart service is not available. Having to get on someones good side for respect is questionable; to what willingly extreme?
