There appears to be a very large increase in utilities (master billing), moreover, the square footage of these apartments is exaggerated. My so-called 850 square-foot unit measures approximately 780 square feet.

There's only one way to measure this unit; length and width.

I suspect that the "added" square feet allows additional utility billing to cover the common areas that should be paid by the owner.
