The Impenetrable Lease Agreement!

The lease agreement trumps all! You can give management a month's notice or 3 month's notice.....if you signed a lease you are on the hook....no such thing as extenuating circumstances in this management's vocabulary. Infact, they have the audacity to charge an additional $700.00 if you want to turn in your key early, on top of the rent due. Every reasonable offer, including paying a month's rent is rejected because they have you on the hook. And I've lived here for 3 years....imagine what they do to new tenants! Buyer Beware!!!

Found the exact same response in Memorial Apartments. So, I am unsure if this comment is trustworthy??

Sorry about the above review. I lived there for several years & purchased a home.I had to give 30 days notice, was held to balance of lease or until apt. was preleased. We sign a legal binding contract that is to protect us as well as the management.Please don't pay attention to someone who does not understand legal . Give M. Trails a chance, my neighbors were great & no problem w/ office staff.

Well...I have to say. Yes, the property is old and all that. I know there is a drainage and a flood problem. We signed a lease because our friends who lived there said this property was worth it despite all that. We signed the lease. We paid the first months rent. WE NEVER MOVED IN! We had to leave Houston for well substantiated medical reasons...and another extremely extenuating circumstance. Midway, through the first month, we gave notice we were not going to actually occupy the apartment. Yes, we had a contract. BUT, they re-leased the apartment before the second month began. I could see losing the deposit. I could see being asked to pay an extra months rent. But in addition to all that, we also were charged a lease cancellation fee of two month's rent. We kept trying to get a hearing from the management company. They weren't even trying to hear from us. And boom, we didn't pay that fee in ina timely fashion so we were sent to collection. YEs, the company was within its rights. Yes, we broke the lease. But given that the apartment was immediately re-leased, given that we had never occupied the apartment, and given that we never said we wouldn't pay that fee, we did not deserve the nastiness we got from Betty and Chuck after we gave notice. NOr did we deserve to be ignored by the management company. Betty and CHuck acted like we were renting their living rooms or something.
