Years at this apartment: 2007 - 2009
 
I initially moved in in 2007 since they were running a special on their 1BD 1BA apartments
--663sq ft for $790 on the third floor. Overall wasn't bad (details ensue). Second year
they raised rent to $870! I talked them down to $850, and re-signed. Third year came around,
and they wanted to raise the rent to $950!! They wouldn't negotiate, so I decided to move out.
Let's go through the details:
Parking: Two parking garages, tight spaces. At times I would find someone else parked in my space.
Other than that, I had no issues with vehicles being broken into, or being un-safe in general.
There are some so-called security guards, but don't seem to be very professional. They do have
cameras at the entrance of the garages, but don't seem to work (can't verify this, though).
There's plenty of parking for visitors on the top floor of the parking garage.
I did get a few notices of vehicles being broken into, and a neighbor had his car hit while
parked. No note left.
Maintenance: Not bad. There are quite a few cats in the complex, and they advise not to feed them,
for obvious reasons. Overall, the crew does a good job of keeping the complex nice. They are also
quite quick to fix apartment issues.
In two years, the only issue I had with the apartment itself was a problem with the garbage disposal
switch not working.
Construction: Walls are very thin. Can hear the neighbors doing many things...The other issue is that
in some apartments, bedrooms are back to back from apartment to apartment. This can get annoying
with alarm clocks and bathromm noises. I could hear our neighbors wake up at 5:30am, turn on the
shower, etc, etc.
Also annoying, the neighbors kitchen cabinet doors slamming. I know it's small, but very annoying.
Noise: I lived close to the intersection of hidalgo and rice, and hidalgo and sage. THis is a very
busy area. The noise from the cars is very significant. If you live in this block, car noise will
be a daily thing. You eventually get used to it. It get's worse Friday and Saturday nights, when
speeding motorcycles and cars with LOUD music go by. Trust me, also very annoying.
Another thing about that intersection, by the way, are accidents. I would hear screeching tires and
cars hitting each other at least once a week. They were never very serious accidents, though.
My biggest complaint with this complex is a combination of noise and management. Across the small
yard from my apartment, also on the third floor, was a resident who plays his electric guitar (not
sure if he still lives there). He would hook up his amp and play at any time, any day. Some days
at 3am, some at 2pm, some at 9pm. Not sure why other residents put up with this. I would call
the regular number, and get an operator, who would then contact the local security guy, who lived
on the premises. He would then go to the person's apartment and things would quiet down. At times
I even called Houston Police. When I say loud, I mean LOUD.
I e-mailed the manager multiple times (more than 6), since this incident would repeat itself again,
again, again, and again. It went on for more than 6 months. What I'm getting at is that this resident
was in clear violation of the lease we all have to sign. This is grounds for eviction, especially
with repeat offenses.
Management did not act as per the lease terms, meaning anyone can do anything here without any
consequences.
Safety:
My next door neighbors were robbed, and management did not announce this for other neighbors to be
careful. I never experienced any robberies here, and never felt unsafe.
Office Staff:
Very cooperative, but inneffective at times.
All in all, the location is great (7 minute walk to the Galleria), but the street noise can be bad. mgFDbN4-dhkSMZ7zRmVH
