At first sight the place looks great, but take a closer look. The finishing work inside and outside the apartments (check out the cabinets; and thank goodness they finally fixed the fans) is lousy compared to other apartments in the same area and price range. The common areas are pretty unkempt too. You're not going to find concrete on the walkways (or dog ---- lying around for days!) in other complexes.

The amenities aren't well maintained either. And when they don't work, no one in the office can tell you why, or when they will be fixed. The staff are either unable, or unwilling, to help.

It seems as if they are given no authority to say or do anything. Perhaps this wouldn't be such a problem if the property manager was ever around. But it's always "Oh it's broken' Really' Been broken for two weeks' Wow, I had no idea. I don't really know what's going on. Let me take a message for the property manager and have him/her call you back. Oh, no he/she is not in today." A word of advice - don't expect to hear back from the manager We're on our fourth or fifth manager (I've lost count) since last July.

Next up - the cable situation. You're stuck getting cable from a Dish Network master antenna which is operated by SBC Home Entertainment. SBCHE has to be one of the rudest and most incompetent companies in the world. If you've ever complained about Time Warner's half-day service window, wait till you have to stick around ALL DAY for SBC to show up, and then find out that they sent the wrong satellite guy. And the quality of the product sucks too (no HD, poor image quality, no DVR) because all the equipment is outdated.

And finally, watch out for the way people drive in the garage (35 mph average speed). There must be some kind of prize being handed out that I'm not aware of. I call it the "Grand Prix of the Parking Garage." I've always complained about speed bumps in parking garages, but now I see why they are necessary. If you have small kids, I'd be worried about them in the parking lot.

Overall, it's been a very underwhelming experience. They charge as much as "comparable" properties in the area, but in retrospect, places like 3000 Sage had their act together, and were much more polished overall. My wife liked the open layout, but now we realize that we chose poorly, but we've learned a lot about what to look for next time. We are really looking forward to moving out once our lease is up. I doubt if this place gets too many lease renewals (fool me once.....)

Dear resident,

I was brought in by ER Management to change your opinion. If you have any problems in your home please feel free to contact me directly by calling the office or emailing me at Montierra@ERMgt.net. I am in the process of having speed bumps installed in the parking garage. I agree with you. The community's overall apearance is not in tip top shape. As addressed in my letter to the residents, I have implemented a maintenance grounds cleaning schedule. I am also hiring another groundskeeper to help keep the community cleaner. I have also hired a gate attendant. They montior the entrance gates from 9PM to 5AM.

I know many previous managers had said they would do this or that and have not followed through. I AM NOT THAT MANAGER! I am now in office permanantly and do not have any business trips planned to go to our corporate offices anytime soon.

I am open to listening to residents suggestions and concerns and would to think that I have followed through on almost all.

If there is anything that I can do to help change your opinion, please contact me.

Thank you,
Brooke Smith
