This is the best current review that you are going to get. I am in my 20's, so I understand the young adults as well as the old adults. This apartment was a super high class apartment when I first moved in two years ago run by Harold Farb. Parking has been decent if you consider only having one spot close to your apartment. The second we used to have to park in the street until new management made more spots available. I came here because I wanted to pay more to live by more mature adults, when I was in college I used to want to hang out outside and listen to loud music, within the last year like someone else posted, our complex has networked with a Local University (To make money of course) and provides bus transportation for them. Now we got a bunch of people walking around our complex at all times of the night, playing loud music, yelling and playing outside at night, playing football by the cars and not caring if the balls hit parked cars.
This would be fine if I was paying $400 - $600/month for rent. But I am paying $850 but they just tacked on anther $100/month for my new $950/m lease. I don't think so I told them good bye. My brother lives in an apartment not far from here gets a lot more for his money. This apartment used to be geared around the older folks but now it seems like its geared going to be geared around young folks. I thought you needed 3 times the rent to live here, Not anymore from what I can see. This apartment was overall good, but based on the money and too many college kids around, I would not stay here. Those kids are now inviting their old friends over here that are not in college and not in school or don't work, and you see them hanging around all day.

Good News: Nob Hill is pretty big Community, there is 4 or 5 different gated sections, so you may never experience what I mentioned above. Never had my apartment or car broken into, or heard about anyone getting robbed. All in all I think it is pretty safe now(But that sense of safeness is dropping rapidly), close to 610 loop, and feels great beeing by the Bayou trails if you are a bike rider. Sometimes the bayou stinks. I would still recommend it, for those who want to be close to the loop. And if they did not raise the rent so high, I would consider staying another year, But not a nother year beyond that. If you are over 25 you may be able do deal with the issues around, but if you are over 30, you may want to check to see if Preferred Communities is still running the place. At the pace this community is going it will be soon similar to the apartments you will find on West Airport between Fondren and Hillcroft. But If your paying over $900 a month for rent I am going to assume you want a high class apartment or a be get a house with these low mortgage rates. I've seen way better class than this at $800 and $700/month

Unfortunately this review is dead on honest. I've lived here 8 years and I've seen all the things mentioned above and then some. HOWEVER, Preferred Communities (oxy-moron if ever there was one) is no longer managing Nob Hill (yay) and the contract with TSU was NOT renewed (yay). They did raise the rent with this new management company and the grounds are being kept up way better than when Preferred was using their people. The new management has made some changes in staff (uhm, not sure I like that, my manager was AWESOME and felt like part of my family, I've known her for 8 years). We'll see if the changes keep things going in a positive direction or not. PS: Metro just added a new bus route that circles the apartments and runs up Renwick / Fountainview across Westheimer and back. The roofs were redone a few months ago, well "redone" from the shingles up.

Bad folk from accross the streeet (Villages at Meyerland complex) are being evicted and the word on the street is they are heading to Nob Hill.
