Don't expect a refund at the end of you lease...

...expect a bill. I moved into the Regatta from California 14 months ago. Despite the numerous maintenance issues (which were handled quickly), the possum living in our storage closet (not handled at all), and the noisy neighbors we didn't have too much of a problem there. We took good care of the apartment, but after we moved out we received a bill to replace the carpet. We steamed the carpets once a month during our entire stay. I plan to fight the property for my money back. After much discussion with other former tenants, this is common practice. The current manager has a record of charging for dirty carpets (normal wear and tear under the law) to be replaced.
The second problem is this: they will raise your rent at the end of your lease by approximately 10-15%. The only way to avoid paying higher rent is to move to another unit in the complex. There is no reward for loyalty.
Lastly, do not move into the Regatta if you have children. They tout the benefits of their park and playground. The park is relatively unmaintained with very little grass and the play equipment is outdated and dangerous. The children are not allowed to play in the grassy areas between apartments because they "will damage the grass".
If you decide to move into the Regatta, be warned. The facade that the put up to get your signature will fade once you are locked in to a lease.
