Nice, not thrilling, but nice.

Overall it was good, and I only left because I bought a new house. The location is great, close to Memorial Drive / Allen Parkway parks, downtown, River Oaks stores, it has A LOT of convenient ammenities.

There is lots of space in the parking garage, and although I know others that had cars broken into, and there was a few months in 2003 where quite a few motorcycles disappeared, my vehicles were never bothered, and my moderately priced motorcycle (unlike the ducati) was not touched but it was chained. The bottom floor of the parking garage has flooded and damaged cars twice since I've been there, but then, most of Houston was underwater at those times.

I think like other places, there are rashes of breakins even at Rincon, and I would not suggest an outer perimeter ground floor apartment near a man-gate, as those get broken into the most (quick escape route). Usually when these rashes occur, Rincon hires a guard to patrol the grounds for a month or two until the theives move on.

The workout facility room is pretty small, with two treadmills, a 4 station weight machine for bench press, flys, back, and legs, with a limited set of free weights and a medium sized TV.

The pool is great. The cold-tub is great in the summers, and useless in the other seasons. The grounds in general are nice, but there are a LOT of pet owners, most very friendly. Rincon has provided disposal cans for pets, and even bags to try to get the residents to pickup after their pets.

I lived on the third floor near the Daily Review Cafe, which generated a fair amount of noise some evenings and weekend mornings, and would not recommend that area of the complex. The leaf blowers can get a little annoying at times. On the second and third floors, there are no easily accessable windows, which is great for security.

I had my AC go out on me twice (which can be a big deal in Houston) and it like any other problem I reported was fixed reasonably promptly, usually the same day.

I don't know the staff that well as they all changed a few months ago, but my moveout went very smoothly and my deposit was paid back in full.
