This high-rise has the prestige of being dubbed "The River Oaks" and the prices may make you flinch if you are of the income bracket who is used to the quality of living you will actually receive. At $1,290 for a smallish 2bdrm/2bth, I expected a great deal more. It's only fair to mention that some utilities (basic electric, basic cable, water, door-to-door trash services, assigned garage parking) are included. The amenities are unique and well kept.
I've had so many problems with my pipes, I've given up. I still have a huge open hole in my ceiling over my 2nd bathroom shower that I don't think they ever plan on patching. I have permanent water damage to my carpets and one of my persian rugs. My master bedroom toilet just doesn't work anymore, even though they once came in here with heavy equipment presumably to fix the issue.
This is more like a retirement home; the building is populated by many elderly residents who live with hospice workers. On the one hand, this is nice, because your neighbors will never give you ANY trouble. On the other hand, the building itself is falling apart and the maintenance workers are unattentive and mostly non-english speakers. If the management has anything to do with anything other than posting notes about shutting off water for repairs and collecting rent if you're a day late, I've never seen it. I've seen better cabinetry and moulding in Greenspoint.
I will say that this building is very secure and private, which counts for quite a lot. I've seen some of the other apartments here, which rent for a great deal more than the price I mentioned above, and they have things like hardwood flooring, etc. However, there are other newer high-rise complexes in the area that are in better condition for competitive prices, which renters may be much happier in. This building is largely a hideaway for Houston society that can no longer afford to live in River Oaks proper, is going through divorce, or waiting to die. (I'm in category 2, by the way)

its gotten much worse since 2006. it is not at all "luxury" as advertised. elevators go out all the time in this 18 story bldg. for 4 days in september NONE of the elevators were functional. water was turned off twice in November and again tomorrow for maintanece. all apartments on south side of building are boiling hot - winter & summer. the tap water is brown. no real security here with "secure" doors broken and one person on duty 24/7 but behind a desk. on december 20th, resident was stabbed on 15th floor. maintenance does not exist. run from this place. it is a nightmare and the owners in boston don't give a damn.
