Moving out after 2.5 years, can't stand it anymore

I have been here for 2 1/2 years and it is time to go, constant power outages...at least 1 a month. Speaking of, my wife just called and said it went out today. Roaches, we kill at least 15 every time we turn on the light. Mice, I bought an electric rat trap from walmart and killed 18, the apartment still did not care. I was about to leave a dead rat at the office, but I held myself back. The A/C units do not blow hard enough and my digital thermostat reads 88 on a regular basis when I set it to 75. The water is brown, even after I replaced my shower head twice. You have to drive around several times if you get home after 9pm, every spot is taken. The place is clean because people regularly pick up the trash, and grass is kept cut. She-males are always walking around and standing on the corner, its not as bad as before but still a lot. The rent is still cheap per square foot, this is the reason I moved in, but you can only take these problems for so long. When I first moved in I was paying $350, if you renew for 6 month lease they jack up the price, now I pay $435. The pools are fairly clean but too much chlorine and way too cold even in the stupid hot summer heat. The kids playground is a great thing because it gives them something to do. The mailboxes have been broken into on occasion, my car has been broken into 1 time. None of the gym equipment works except free weights, for obvious reasons. The onsite corner store is nice to have but prices are way too high. Recently I was walking around on the phone with my wife, around 11pm, and the security guard said I had to go back home because of the new 10pm curfew....I am a grown man not a kid in high school. I understand they are trying to control the problems but you can't tell people they can't be outside especially when I am a resident. The walls are paper thin and can barely hold my little surround sound speakers, don't even try the ceiling.
Honestly I would stay here another year if they fixed 3 main problems, replace the A/C units with new units, get rid of mice and roaches, and take down that ugly brick wall in every unit.
