Siena : Overpriced and underserviced

I'm writing a belated review here where I used to be a leaseholder until mid 2005.

The reason I left was breakup of relationship. My ex stayed here and transfered to a smaller place and she transfered the lease wih her.

Some time after I moved, I received a call from a debt chaser for a bill for 'repairs' that Siena claimed had happened. It was reportedly for replacing a carpet as we had pets, yet the place was spotless when we left and we had a deposit that included additional charges for pets.

As my ex had assumed this lease, she attempted to find out info from the office but they never called back nor could explain their rational for that charge when she walked in. We also wanted to know why they had not approached her as she was the lesee but all we got was "we'll have to get back to you". To keep my credit report clean, I reluctantly paid it.

Even though we broke up, we've got back together and so, I've spent a lot of time around Siena. We'll be looking at getting a place together soon but Siena will NOT be on our list.

The Siena has some of the more luxurious features I've seen for a complex (especially the kitchen and bathrooms) but the price is on the upper end of the market.

I don't mind paying for a good product but we've had numerous teething problem with both places: A granite work top in kitchen was not secure and came lose when a child leant on the edge; getting DSL working in both places was a chore (Related to the way they have been internally wired); a latent leak where drainage pipe had not been connected properly so it dripped into the next vacant place causing mold. (We couldn't work out why we had so many mosquitos in downstairs bathroom).

My SO, has also had problems with their garages. One had door problems and the other is location where people continually block her in by parking right outside the offices. A recent episode she asked Office staff to find owner of the car and they ignored here for some time.

I'd also concur with some other posters that change in management led to a lower standard of service. The Siena I moved into was not the one when we left. The gates are ongoing problem and one thing nobody has mentioned is the noise from the road. If you face Studemont, the road noise is very noticeable as it is echoes from the housing complex opposite. It wakes me up if I stay there.

Someone else mentioned that train but that is not really Siena's fault. (It is often wee hours of the morning 3:00 am when this goes off) but a nuisance nevertheless.

Something we are suspicious off here is ammount of vacant places and a recent letter that will a) give $100 off 1st person who pays recent before 27th of the earlier month. b) reset peoples rates to the default rate if rent check is late.

The latter is in the contracts but I gather it has not been enforced. However, their late period is particually tight window. Is this a sign of cash flow problems ' Maybe as broken gate next to Terlingua's had not been fixed in months.

PS: anotherthing about Siena's T&C's is 2 month notice even when your lease expires. All other places I have stayed have been 30 days.

Bottom line : I like the place, detest the company and, hate the noise.
